0 APPROVAL OF A FOUR (4) LOT SKETCH LAND DIVISION FOR THE BENKE
PROPERlY LOCATED IN THE SE % OF SECTION 17
(TAX KEY NO. 2228.997 I WOODS ROAD)
WHEREAS, On July 12, 2000 a sketch was submitted by GeraldBoldt for a four (4) lot land
division of the Benke property located in the SE % of Section 17, (Tax Key No. 2228.997),
and
WHEREAS, The proposed land division would create lots with a minimum area of 30,800
square feet and an average minimum width of 110 feet, and
WHEREAS, Said property is zoned RS-2 Suburban Estate District, requiring a minimum lot
size of 20,000 square feet and an average minimum width of 11 0 feet, and parcels meet
said minimum zoning requirements, and
WHEREAS, The Land Use 2005 Plan depicts this area as being set aside for medium
density residential development and this proposal is within this goal, and
WHEREAS, The 2010 Highway System Plan illustrates Woods Road to be a 80 foot
ultimate right of way, and
WHEREAS, Said parcels will be serviced by municipal sanitary sewer and water, and
WHEREAS, Wetlands exist on the property and are required to delineated and illustrated
on the Final CSM.

WHEREAS, The easternmost proposed parcel is severely inhibited by the presence of
wetlands, and it's ability to accommodate a residence must be exhibited by the petitioner
THEREFORE BE IT RESOLVED, That the Plan Commission approve of a sketch land
division being submitted creating a four (4) lot land division of thd3enke property in the SE
X of Section 17
BE IT FURTHER RESOLVED, That Woods Road is required to be dedicated to its ultimate
width on the final CSM.
BE IT FURTHER RESOLVED, That all all wetlands are required to be field delineated by
SEWRPC or designated agency, and are required to be illustrated on the final CSM.
BE IT FURTHER RESOLVED, That grading and drainage plans for the parcels are
required to be submitted for review and approval by the City Engineer prior to issuance of
building permits.
BE IT FURTHER RESOLVED, That this approval is granted in concept only and final action e
is only an indication of the current intent of the Plan Commission; Final submittals are
subject to future review and consideration by the Plan Commission, municipal committees of
jurisdiction, and other agencies, and approval of final plans is not guaranteed by this action
of the Plan Commission.
