PCR2000146AMENDED AND ADOPTED RESOLUTION #P.C. 146-2000 RECOMMENDATION OF APPROVAL OF A CERTIFIED SURVEY MAP FOR A FOUR (4) LOT LAND DIVISION FOR THE RAUSCH PROPERM LOCATED IN THE SE % OF SECTION 17 (TAX KEY NO. 2228.998) WHEREAS, A certified survey map was submitted by Wayne Salentine and Reno Berg for a four (4) lot land division of the Rausch property located in the SE % of Section 17, and WHEREAS, Said Certified Survey Map substantially conforms to that of the Plan Commission's previously approved sketch review, under Resolution #P.C. 85-99, and WHEREAS, Said property is zoned RS-2 Suburban Residence District, W -Wetland District and L - Lowland District, and a petition for rezoning to RSA Attached Single Family Residence, OPD Planned Development District, W - Wetland District and L - Lowland District accompanied the CSM submittal, and WHEREAS, The 2005 Comprehensive Plan depicts this area for medium density residential development at densities not exceeding 2.0 dwellings per acre, consisting of single family residences, and WHEREAS, The 2010 Comprehensive Plan depicts this area for medium density residential development at densities not exceeding 4.4 dwellings per acre, consisting of single family residences and two family residences, and WHEREAS, Said parcels will be serviced by City sewer and water services, and sewer capacity has been approved by the Public Utilities Committee, and WHEREAS, Woods Road is illustrated to be dedicated to its full width as required by the 2010 Street System Plan, and WHEREAS, The Public Works Committee has approved a grading plan which includes amendments to the 100 year flood plain boundary, and WHEREAS, Wetlands have been delineated by the Southeastern Wisconsin Regional Planning Commission, and WHEREAS, The Department of Natural Resources has determined that waterways within the CSM are navigable, and THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval to the Common Council of a Certified Survey Map for a four (4) lot land division of the Rausch property located in the SE % of Section 17 subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all a applicable fees in Section 18.14(3) of the Land Division Ordinance and outstanding assessments if applicable. BE IT FURTHER RESOLVED, That Outlot 1 shall be combined with Parcel 1 for ownership and assessment purposes. BE IT FURTHER RESOLVED, That a *.DXF, *.DWG, or *.DGN file of this CSM be submitted to the City prior to City signatures being placed upon the CSM (3-1/2” diskette).
