APPROVAL OF A SKETCH PRELIMINARY PLAT FOR THE NATURE ESTATES
SUBDIVISION BY GREG BOEHM LOCATED IN THE SEI14 OF SECTION 16 (TAX
KEY NO 2224.994)
WHEREAS, On June 14,2000 a sketch for a preliminary plat was submitted by Greg
Boehm for the Nature Estates Subdivision of the property located in the SE % of
Section 16, and
WHEREAS, Said sketch plat consist of 14 proposed lots and one lot labeled as
"proposed CSM' which was denied by Resolution PC 092-2000 and incorporated
herein as a fifteenth lot, and
WHEREAS, Said property is zoned RS-1 Suburban Residence District, requiring a
minimum lot size of 30,000 square feet and an average minimum width of 120 feet, and
said lots appear to meet said minimum zoning requirements, and
WHEREAS, The 2005 Comprehensive Plan depicts this area for medium density
residential development, and
WHEREAS, The 2010 Comprehensive Plan depicts this area for medium density
residential development, and 0 WHEREAS, Said parcels will be serviced by City sewer and water, and
WHEREAS, Wetlands are present on the parcel, and are required to be field
delineated by the Southeastern Wisconsin Regional Planning Commission and
indicated on the Preliminary Plat submittal, and
WHEREAS, Floodplain may be present on the parcel, and are required to be field
delineated by a professional engineer hired by the petitioner, and
WHEREAS, The proposed plat will be required to manage stormwater as required by
Chapter 34 of the Municipal Code, and the location of stormwater detention within
easements on private property is not recommended by the Plan Commission, and
WHEREAS, The termination of Nature Drive at the east plat line will require a
temporary cul-de-sac, and
WHEREAS, The Municipal Code indicates that all side lot lines shall be radial to the
arc of the curve of a street, lot line between Lot 12 and the "proposed CSM' radial to
the arc of the curve of Nature Drive,
THEREFORE BE IT RESOLVED, That the Plan Commission approves of a 14 lot
sketch preliminary plat for the Nature Estates Subdivision by Greg Boehm, located in
the SE X of Section 16, and will be receptive to the submittal of a preliminary plat. 0
BE IT FURTHER RESOLVED, That the parcel identified as "Proposed CSM" shall be
included as a lot on the preliminary Plat, bringing the total number of lots on the
@ preliminary plat to 15.
BE IT FURTHER RESOLVED, That all stormwater management appurtenances shall
be located within outlots to be owned by prorate share of the lot owners and all
maintenance shall be the responsibility of an incorporated home owners association.
BE IT FURTHER RESOLVED, That a temporary cul-de-sac shall be required at the
eastern termination of Nature Drive.
BE IT FURTHER RESOLVED, That this approval is granted in concept only and final
action is only an indication of the current intent of the Plan Commission; Final
submittals are subject to future review and consideration by the Plan Commission,
municipal committees of jurisdiction, and other agencies, and approval of final plans is
not guaranteed by this action of the Plan Commission.
