APPROVAL TO CONSTRUCT AND ACCESSORY STRUCTURE FOR THE
PROPERTY LOCATED AT S71 W14787 - 89 WESTCOT DRIVE (TAX KEY NO.
2202.002)
WHEREAS, Plans were submitted on June 16, 2000 to allow the construction of a two-
car, detached garage for the Arndt property located at 571 W14787 - 89 Westcot Drive
(Tax Key No. 2202.002), and
WHEREAS, The property is zoned RSA, Attached Single-Family District, and whereas
the existing use is a permitted use, and
WHEREAS, All additions and alterations to two-family properties are subject to Plan
Commission review, and
WHEREAS, The total square footage for a detached garage is limited to 60% of the
livable first floor area of the residence and the property is allowed 700 square feet of
total square footage of accessory buildings, and
WHEREAS, The proposed structure is 624 square feet, and said structure is proposed
to be constructed to match the existing residence with vinyl siding and an asphalt
shingled roof, and
WHEREAS, The location of the structure maintains all necessary offsets and setbacks,
the height is limited to 15 feet, the architectural appearance is compatible with the
applicant's surrounding area, and the petitioners do not propose the use of this nor any
other structure on the property for business related activities.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of the
construction of a 624 SF, detached garage for the Arndt property located at S71
W14787 - 89 Westcot Drive (Tax Key No. 2202.002).
BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Building
Department and that all aspect of this plan as they relate to landscape areas, building
fapdes, and drainage shall be maintained in perpetuity unless otherwise authorized by
the Pian Commission and that failure to comply with the approval contained in this
resolution shall result in the imposition of fines of $100 per day, the initiation of legal
action, or both.
