APPROVAL OF A CONCEPTUAL AMENDMENT TO THE PLANNED UNIT
DEVELOPMENT FOR PHASE II OF OVERLOOK BAY IN THE SE 114 OF SECTION 8
(TAX KEY NO. 2192.979,2192.982, and 2192.058)
WHEREAS, Plans were submitted on May 18, 2000 by Gary Januszewski for
Lakewood Condominiums, formerly known as Overlook Bay Phase II, for Building Site
and Operation Plan approval in the SE 1/4 of Section 8 (Tax Key No. 2192.979,
2192.982, and 2192.058)- and
WHEREAS, The plans for Lakewood Condominiums illustrates six (6) eight-unit multi-
family buildings for a total of 48 units and a 24' wide, looped, private road pattern
providing connection to the existing Overlook Bay development and direct access to
Racine Avenue, and
WHEREAS, Plans for conceptual amendment to Overlook Bay Phase II were approved
on September 9, 1999 by the Plan Commission in Resolution #PC 107-99, and
WHEREAS, All buildings maintain the proper setbacks from the property lines, mapped
wetlands, and the Ordinary High-water Mark for navigable waterways, and
WHEREAS, All proper permits must be obtained from the DNR and Army Corps of
Engineers for all waterway and wetland disturbances, and
WHEREAS, Highway access permits must be obtained from Waukesha County DOT,
and
WHEREAS, The development's grading plan and stormwater management plan must
be reviewed by the Public Works Committee, and
WHEREAS, The development's water main and sanitary sewer extensions must be
approved by the Public Utilities Committee, and
WHEREAS, The structures are proposed to be constructed with a minimum of 50%
face brick, vinyl siding, and asphalt shingles, and no material or color samples have
been provided, and
WHEREAS, Each unit will have one indoor and one outdoor parking area, and 47
visitor parking stalls are illustrated, and this parking configuration meets the City's
requirements, and
WHEREAS, Detailed landscaping plans are required but have not been submitted.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of the Building
Site and Operation Plan for Lakewood Condominiums, being 48 dwelling units in 6
structures, f.k.a Overlook Bay Phase II. in the SE 1/4 of Section 8 (Tax Key No.
0 2192.979, 2192.982, and 2192.058).
BE IT FURTHER RESOLVED, That prior to issuance of building permits, petitioner
shall supply the Plan Commission with material samples for review and approval, for
the proposed brick, siding, and asphalt shingles.
BE IT FURTHER RESOLVED, That prior to issuance of building permits, petitioner
shall supply the Plan Commission with detailed landscape plans for review and
approval.
