PCR20001230 RESOLUTION #P.C. 123-2000 APPROVAL OF A TWO (2) LOT SKETCH LAND DIVISION FOR THE KING PROPERTY LOCATED IN THE SE %OF SECTION 19 (TAX KEY NO. 2236.999 / Hillendale Drive) WHEREAS, On June 8, 2000 a sketch was submitted by Brian and Heidi Martin for a two (2) lot land division of the King property located in the SE % of Section 19, (Tax Key No. 2236.999 I Hillendale Drive), and WHEREAS, The proposed land division would create a lot with a minimum area of 43,560 square feet and an average minimum width of 180 feet, and WHEREAS, Said property is zoned EA - Exclusive Agricultural District, and WHEREAS, The EA District permits a land division of 40,000 SF minimum land area and 150' average lot width for the parent or child of the operator of the farm, and the proposed parcel appears to meet said requirements, and WHEREAS, The petitioner has provided the appropriate documentation establishing Heidi Martin as the daughter of the land owner and farm operator, Jack King, and WHEREAS, The adopted Land Use 2005 Plan depicts this area as being set aside for agriculture and rural density residential development and this proposal is within this e goal, and WHEREAS, The adopted 2010 Highway System Plan depicts Hillendale Drive to have an 80 foot ultimate right-of-way width, and WHEREAS, Said parcels will be serviced by private sewer and private water, and WHEREAS, The balance of the parcel exceeds 20 acres in size, and the Plan Commission may waive the requirement to include the balance in the Certified Survey Map. THEREFORE BE IT RESOLVED, That the Plan Commission approve of a sketch land division being submitted creating a two (2) lot land division of the King property in the SE % of Section 19. BE IT FURTHER RESOLVED, That the approved locations of on-site sanitary systems are required to be illustrated on the final certified survey map. BE IT FURTHER RESOLVED, That grading and drainage plan will be required to be approved by the City Engineer prior to issuance of building permits for structures on final certified survey map. BE IT FURTHER RESOLVED, That the Plan Commission waives the requirement to a survey the balance of the parcel. BE IT FURTHER RESOLVED, That Hillendale Drive shall be dedicated on the Final a Certified Survey Map to its ultimate width abutting the parcel. BE IT FURTHER RESOLVED, That this approval is granted in concept only and final action is only an indication of the current intent of the Plan Commission; Final submittals are subject to future review and consideration by the Plan Commission, municipal committees of jurisdiction, and other agencies, and approval of final plans is not guaranteed by this action of the Plan Commission.
