PCR2000115RESOLUTION #P.C. 115-2000 APPROVAL OF A TWO (2) LOT SKETCH LAND DIVISION AND CONCEPTUAL REZONING FOR THE SCHMIDT PROPERTY LOCATED IN THE SW 'A OF SECTION 1 (TAX KEY NO. 2163.999.008 I TESS CORNERS DRIVE) WHEREAS, On May 26, 2000 a sketch was submitted by Christopher Schultz for a two (2) lot land division of the Schmidt property located in the SW 'A of Section 1, (Tax Key No. 2163.999.008 I Tess Corners Drive), and WHEREAS, The proposed land division would create lots with a minimum area of approximately 24,731 square feet and an average minimum width of 102.5 feet, and WHEREAS, Said property is zoned RS-2, Suburban Residence District, requiring a minimum lot size of 20,000 square feet and an average minimum width of 110 feet, and parcels do not meet said minimum zoning requirements for lot width, and WHEREAS, The petitioner proposes to rezone the property to RSA, Attached Single Family Residence District, requiring 10,000 SF of land area per dwelling unit, and said proposal would meet this requirement, and WHEREAS, The petitioner proposed to construct one (1) two-family residence on each WHEREAS, The adopted 2005 Comprehensive Plan depicts this area as being set aside for medium density residential development and this proposal is not within this goal, and WHEREAS, The draft 2010 Comprehensive Plan depicts this area as being set aside for medium density residential development and this proposal is not within this goal, and WHEREAS, Said parcels will be serviced by City sewer and will access water by private well. THEREFORE BE IT RESOLVED, That the Plan Commission approves of a two (2) lot sketch land division submitted for the Schmidt property in the SW 'A of Section 1 (Tax Key No. 2163.999.008). BE IT FURTHER RESOLVED, That the Plan Commission approves of the petitioner's intent to rezone the property from RS-2, Suburban Residence District to RSA, Attached Single Family Residence District. newly created parcel, and ’@ BE IT FURTHER RESOLVED, That this approval is granted in concept only and final action is only an indication of the current intent of the Plan Commission; Final submittals are subject to future review and consideration by the Plan Commission, municipal committees of jurisdiction, and other agencies, and approval of final plans is not guaranteed by this action of the Plan Commission.
