APPROVAL OF A CERTIFIED SURVEY MAP FOR A TWO LOT LAND DIVISION FOR
THE WHITEHOUSE PROPERTY LOCATED IN THE SW X OF SECTION 6 (TAX KEY
NO. 2183.998.002)
WHEREAS, A certified survey map was submitted by Dale Whitehouse for a hvo (2) lot
land division of the Whitehouse property located in the SW % of Section 6, S67
W21885 Tans Drive, and
WHEREAS, Said Certified Survey Map substantially conforms to that of the Plan
Commission's previously approved sketch review, under Resolution #P.C. 079-2000,
on May 4,2000, and
WHEREAS, Said property is zoned RCE Residential Country Estate District, requiring
a minimum lot size of 2.75 acres and an average minimum width of 250 feet, and
WHEREAS, The adopted 2005 Comprehensive Plan depicts this area for low density
rural residential development, and this proposal is in conformance with that Plan, and
WHEREAS, The draft2010 Comprehensive Plan depicts this area for low density rural
residential development, and this proposal is in conformance with that Plan, and
WHEREAS, Said parcels be serviced by on site private sanitary and water facilities,
and the locations of on-site private sanitary facilities are not illustrated on the CSM, and
WHEREAS, The dedication of Crowbar Road and Tans Drive are in conformance with
the adopted 2010 Street System Plan, and
WHEREAS, A 60 foot wide access easement is illustrated to serve Parcel 2, and said
easement must be labeled "Reserved for Future Roadway" in order for Parcel 2 to
conform to the width requirements of the RCE District, and
WHEREAS, An easement for WEPCO Transmission Lines runs across the east line of
Parcel 1 and is not depicted on the CSM, and
WHEREAS, wetlands are present on Parcel 1 and have been field delineated by Murn
Environmental Inc.
THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval to
the Common Council of a Certified Survey Map for a two (2) lot land division of the
Whitehouse property located in the SW % of Section 6 subject to resolution of technical
discrepancies as identified by the City Planning Department and City Engineers, and
payment of all applicable fees in Section 18.14(3) of the Land Division Ordinance and
outstanding assessments if applicable.
BE IT FURTHER RESOLVED, That a *.DXF or *,DWG file of this CSM be submitted to
the City prior to City signatures being placed upon the CSM (3-112" diskette).
BE IT FURTHER RESOLVED, That the locations of on-site sanitary systems and the
locations of all easements be illustrated on the final CSM.
BE IT FURTHER RESOLVED, That the access easement for Parcel 2 shall be labeled
BE IT FURTHER RESOLVED, "Reserved for Future Roadway" in order for Parcel 2 to
conform to the width requirements of the RCE District.
