APPROVAL OF A FOUR (4) LOT CERTIFIED SURVEY MAP FOR THE WlZA
PROPERTY LOCATED IN THE SW X OF SECTION 8 (TAX KEY NO. 2190.994.003 /
HILLENDALE DRIVE)
WHEREAS, On May 22,2000 a Certified Survey Map was submitted by Bob Wiza for a
four (4) lot land division of the Wiza property located in the SW X of Section 8, (Tax
Key No. 2190.994.003), and
WHEREAS, The proposed land division would create lots with a minimum area of
38,898 square feet and an average minimum width of 110 feet, and
WHEREAS, Said property is zoned RS-2 Suburban Residence District, requiring an
average minimum width of 110 feet, and a minimum area of 20,000 square feet and
said parcels appear to meet said minimum zoning requirements, and
WHEREAS, The adopted 2005 Comprehensive Plan and draft 2010 Comprehensive
Plan depict this area for medium density residential development and this proposal is
within this goal, and
WHEREAS, Said parcels will be serviced by municipal sanitary sewer and private water
facilities.
THEREFORE BE IT RESOLVED, That the Plan Commission amroves of a Certified
SW Y4 of Section 8.
Survey Map submitted creating a.four (4) lot land division of the’wiza property in the
BE IT FURTHER RESOLVED, That the City Engineer must approve grading plans for
each lot concurrent with building permit application.
BE IT FURTHER RESOLVED, That this approval is subject to resolution of technical
discrepancies as identified by the City Planning Department and City Engineers, and
payment of all applicable fees in Section 18.14(3) of the Land Division Ordinance and
outstanding assessments if applicable.
BE IT FURTHER RESOLVED, That a *.DXF file of this CSM, in the City’s datum and
USGS co-ordinates, be submitted to the City prior to City signatures being placed upon
the CSM (3-112’ diskette).
