PCR2000108RESOLUTION #P.C. 108-2000 RECOMMENDATION OF APPROVAL TO REZONE THE STATE FINANCIAL BANK PROPERTY FROM RS-3 / OPD SUBURBAN RESIDENCE WITH PLANNED DEVELOPMENT OVERLAY TO 8-3 GENERAL BUSINESS DISTRICT (TAX KEY NO. 2296.966 I KRISTEN DRIVE) WHEREAS, A petition for rezoning was submitted by State Financial Bank to rezone a portion of the property know as Tax Key No. 2296.966 from RS-3 IOPD Suburban Residence District with Planned Development Overlay District to 8-3 General Business District, and WHEREAS, The total area to be rezoned would include approximately 15,000 square feet to allow for the combination of parcels and construction of a professional office building, and WHEREAS, A Public Hearing for the rezoning has been scheduled before the Common Council on June 13,2000, and WHEREAS, The adjacent properties are zoned 8-3 General Business to the north, east, and west, and are zoned RS3IOPD to the south, and WHEREAS, The adopted 2005 Comprehensive Plan does not clearly delineate the boundaries between commercial development and residential development in the subject area, and WHEREAS, The draft 2010 Comprehensive Plan illustrates the subject parcel to be used in accordance with the 6-3 and 6-4 Districts. THEREFORE BE IT RESOLVED, That the Plan Commission does hereby recommend approval to the Common Council for the rezoning of approximately 15,000 square feet from RS-3 / OPD to 8-3.
