PCR20000950 RESOLUTION #P.C. 095-2000 APPROVAL OF A FOUR (4) LOT SKETCH LAND DIVISION FOR THE WlZA PROPERTY LOCATED IN THE SW % OF SECTION 8 (TAX KEY NO. 2190.994.003 / HILLENDALE DRIVE) WHEREAS, On May 4, 2000 a Sketch Certified Survey Map was submitted by Bob Wiza for a four (4) lot land division of the Wiza property located in the SW % of Section 8, (Tax Key No. 2190.994.003), and WHEREAS, The proposed land division would create lots with a minimum area of 38,898 square feet and an average minimum width of 110 feet, and WHEREAS, Said property is zoned RS-2 Suburban Residence District, requiring an average minimum width of 110 feet, and a minimum area of 20,000 square feet and said parcels appear to meet said minimum zoning requirements, and WHEREAS, The adopted 2005 Comprehensive Plan and draft 2010 Comprehensive Plan depict this area for medium density residential development and this proposal is within this goal, and WHEREAS, Said parcels will be serviced by municipal sanitary sewer and private water facilities. THEREFORE BE IT RESOLVED, That the Plan Commission approve of a sketch Certified Survey Map being submitted creating a four (4) lot land division of the Wiza property in the SW % of Section 8. e BE IT FURTHER RESOLVED, That the City Engineer must approve grading plans for each lot concurrent with building permit application. BE IT FURTHER RESOLVED, That this approval is granted in concept only and final action is only an indication of the current intent of the Plan Commission; Final submittals are subject to future review and consideration by the Plan Commission, municipal committees of jurisdiction, and other agencies, and approval of final plans is not guaranteed by this action of the Plan Commission.
