APPROVAL OF A ONE (1) LOT SKETCH LAND DIVISION FOR THE BOEHM
PROPERTY LOCATED IN THE SE % OF SECTION 16
(TAX KEY NO. 2224.994 I WOODS ROAD)
WHEREAS, On April 18,2000 a sketch was submitted by Greg Boehm for a one (1) lot
land division of the Boehm property located in the SE % of Section 16, (Tax Key No.
2224.994 I Woods Road), and
WHEREAS, The proposed land division would create a lot with a minimum area of
30,111 square feet and an average minimum width of 120 feet, and
WHEREAS, Said property is zoned RS-1, Suburban Residence District, requiring a
minimum lot size of 30,000 square feet and an average minimum width of 120 feet, and
parcels appear to meet said minimum zoning requirements, and
WHEREAS, The subject property is remnant of a land division which was approved in
September 1997, in which four parcels were created, each of which was less than 1.5
acres in size, and
WHEREAS, The statutory definition of a "subdivision" precludes the use of a certified
division to occur by Preliminary and final plat, and
WHEREAS, Following this land division, there will be a remnant parcel which is less
than 20 acres, and the City's Land Division Ordinance requires such properties to be
mapped as a part of the land division unless the Plan Commission grants a waiver, and
WHEREAS, The adopted Land Use 2005 Plan depicts this area as being set aside for
medium density residential development and this proposal is within this goal, and
WHEREAS, The adopted 2010 Highway System Plan depicts Woods Road to have an
ultimate right-of-way width of 100 feet, and the dedication of sufficient land is noted on
the sketch, and
WHEREAS, Said parcels will be serviced by City sewer and water, and
THEREFORE BE IT RESOLVED, That the Plan Commission approve of a sketch land
division being submitted creating a one (1) lot land division of the Boehm property in
the SE % of Section 16.
BE IT FURTHER RESOLVED, That this land division shall only occur by preliminary
@ survey map prior to September of 2002, and prior to that time requires the subject land

plat and final plat procedures as required by Chapter 236 of WisconsinStatutes, and
Chapter 17 of the Municipal Code.
BE IT FURTHER RESOLVED, That the final plat map shall depict right-of-way
dedications to conform to the adopted 2010 Highway System Plan.
BE IT FURTHER RESOLVED, That this approval is granted in concept only and final
action is only an indication of the current intent of the Plan Commission; Final
submittals are subject to future review and consideration by the Plan Commission,
municipal committees of jurisdiction, and other agencies, and approval of final plans is
not guaranteed by this action of the Plan Commission.
