PCR2000091RESOLUTION #P.C. 091-2000 APPROVAL OF A TWO (2) LOT SKETCH LAND DIVISION FOR THE JOHNSON PROPERTY LOCATED IN THE NW % OF SECTION 25 (TAX KEY NO. 2257.996 / W126 S9555 NORTH CAPE ROAD) 0 WHEREAS, On April 18, 2000 a sketch was submitted by Robert Johnson for a two (2) lot land division of the Johnson property located in the NW % of Section 25, (Tax Key No. 2257.996 / W126 S9555 North Cape Road), and WHEREAS, The proposed land division would create lots with a minimum area of 15,000 square feet and an average minimum width of 100 feet, and WHEREAS, Said property is zoned RS-3, Suburban Residence District, requiring a minimum lot size of 15,000 square feet and an average minimum width of 100 feet, and parcels appear to meet said minimum zoning requirements, and WHEREAS, The adopted Land Use 2005 Plan depicts this area as being set aside for medium density residential development and this proposal is within this goal, and WHEREAS, The adopted 2010 Highway System Plan depicts North Cape Road to have an ultimate right-of-way width of 100 feet, and Ryan Road to have an ultimate right-of-way width of 80 feet, and 0 WHEREAS, Said parcels will be serviced by City sewer and private water THEREFORE BE IT RESOLVED, That the Plan Commission approve of a Certified Survey Map being submitted creating a two (2) lot land division of the Johnson property in the NW % of Section 25. BE IT FURTHER RESOLVED, That the final Certified Survey map shall depict right-of-way dedications to conform to the adopted 2010 Highway System Plan. BE IT FURTHER RESOLVED, That this approval is granted in concept only and final action is only an indication of the current intent of the Plan Commission; Final submittals are subject to future review and consideration by the Plan Commission, municipal committees of jurisdiction, and other agencies, and approval of final plans is not guaranteed by this action of the Plan Commission.
