APPROVAL OF A 720 SQUARE FOOT STRUCTURE FOR
THE SLAMANN PROPERTY LOCATED AT W200 S10687 EAST SHORE DRIVE
(TAX KEY NO. 2287.001)
WHEREAS, A site plan and construction information was submitted by
Lorenc Slamann to construct a 720 square foot accessory structure at the
property located at W200 S10687 East Shore Drive on May 4,2000, and
WHEREAS, The property is zoned Rs-2, Suburban Residence District, and
as modified by the OLS Lakeshore Overlay District where said structure is a
permitted accessory use and subject to Plan Commission review per Section 4.05
(2) C. 1, and
WHEREAS, The total square footage for accessory structures is limited to
60% of the livable first floor area of the residence and the property is allowed 869
square feet of total square footage of accessory buildings, and a 144 square foot
outbuilding currently exists on the property , and
e WHEREAS, Said structure is proposed to be constructed with metal siding,
and an asphalt shingled roof, and said roof does not include eaves, and
WHEREAS, The location of the structure maintains all necessary offsets
and setbacks, the height is limited to 12 feet, the architectural appearance would
be compatible with the applicant's surrounding area provided that roof eaves are
installed and the site is intensively landscaped, and the petitioners do not propose
the use of this nor any other structure on the property for business related
activities.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of
an accessory structure not exceeding 720 square feet for the Slamann properly at
W200 S10687 East Shore Drive in accordance to Section 4.05 (1) B and 6.11 (2)
and that subject accessory structure not be used for the operation of a business
nor the storage of business related material or equipment.
BE IT FURTHER RESOLVED, That the final construction plans submitted
for building permit application shall be amended to include a minimum one (1) foot
roof eave.

0 BE IT FURTHER RESOLVED, That in consideration for permitting metal siding in a residential area, petitioner shall install dense arborvitae landscaping
screening on the north and east sides of the structure, which abut neighboring
properties and which are visible from East Shore Drive. Said arborvitae shall
have a minimum 1" caliper upon installation and shall spaced a maximum of three
(3) feet on center
BE IT FURTHER RESOLVED, That if occupancy is requested prior to the
completion of landscaping, a bond, letter of credit or cashiers check equal to twice
the value of said costs must be submitted to the Planning Department.
BE IT FURTHER RESOLVED, That failure to comply with the terms of this
resolution and the approved site plans shall result in the issuance of fines of $100
per day per violation, the initiation of legal action, or both.
