PCR20000860 RESOLUTION #P.C. 086-2000 APPROVAL OF A THREE (3) LOT SKETCH LAND DIVISION FOR THE KRAUSE PROPERTY LOCATED IN THE NE YI OF SECTION 25 (PART OF TAX KEY NO. 2257.993.002 I W125 S9603 NORTH CAPE ROAD) WHEREAS, On April 6, 2000 a sketch was submitted by Chris Krause for a three (3) lot land division of the Krause property located in the NE X of Section 25, (Tax Key No. 2257.993.002 I W125 S9603 North Cape Road), and WHEREAS, The proposed land division would create lots with a minimum area of 20,000 square feet and an average minimum width of 100 feet, and WHEREAS, Said property is zoned RS-3 Suburban Estate District, requiring a minimum lot size of 15,000 square feet and an average minimum width of 100 feet, and parcels meet said minimum zoning requirements, and WHEREAS, The Land Use 2005 Plan depicts this area as being set aside for medium density residential development and this proposal is within this goal, and WHEREAS, The 2010 Highway System Plan illustrates North Cape Road to be a 100 foot ultimate right of way, and access restrictions may be required to be illustrated on the final CSM, and a WHEREAS, Said parcels will be serviced by municipal sanitary sewer and private wells. THEREFORE BE IT RESOLVED, That the Plan Commission approve of a sketch Certified Survey Map being submitted creating a three (3) lot land division of the Krause property in the NE YI of Section 25. BE IT FURTHER RESOLVED, That North Cape Road is required to be dedicated to its ultimate width on the final CSM, and any access restrictions required by Waukesha County DOT are required to be illustrated on the Final CSM. BE IT FURTHER RESOLVED, That all existing easements are required to be shown on the final CSM. BE IT FURTHER RESOLVED, That grading and drainage plans for the parcels are required to be submitted for review and approval by the City Engineer prior to issuance of building permits. Resolution #PC 086-2000 BE IT FURTHER RESOLVED, That this approval is granted in concept only and @ final action is only an indication of the current intent of the Plan Commission; Final submittals are subject to future review and consideration by the Plan Commission, municipal committees of jurisdiction, and other agencies, and approval of final plans is not guaranteed by this action of the Plan Commission.
