APPROVAL OF A TWO (2) LOT SKETCH LAND DIVISION FOR THE TESS
CORNERS VOLUNTEER FIRE DEPT PROPERN LOCATED IN THE SW % OF
SECTION 25 (TAX KEY NO. 2259.979 AND 2259.999 / LOOMIS DRIVE)
WHEREAS, On March 22, 2000 a sketch was submitted by Tess Corners
Volunteer Fire Company for a two (2) lot land division of a property located in the SW
X of Section 25, (Tax Key No. 2259.979 and 2259.999 I SI00 W13444 Loomis Drive),
and
WHEREAS, The proposed land division would create lots with a minimum area
exceeding 40,000 sqaure feet and an average minimum width exceeding 150 feet, and
WHEREAS, The eastern property identified as Tax Key No. 999 is zoned RSE
Residential Suburban Estate District, requiring a minimum lot size of 40,000 square
feet and an average minimum width of 150 feet, and parcels meet said minimum zoning
requirements, and
WHEREAS, The western property identified as Tax Key No. 979 is zoned RSE
Residential Suburban Estate District, and OIP Institutional and Public Service Overlay
District, requiring a minimum lot size of 40,000 square feet and an average minimum
width of 150 feet, and parcels meet said minimum zoning requirements, and e WHEREAS, a rezoning to include OIP overlay zoning is required in order to
transfer land from the eastern parcel to the western parcel, and
WHEREAS, The Land Use 2005 Plan depicts this area as being set aside for
suburban density residential development and this proposal does not conflict with this
goal, and
WHEREAS, The 2010 Highway System Plan illustrates Loomis Drive to be an 80
foot ultimate right of way, and
WHEREAS, Wetlands exist on the property, and unmapped floodplain may exist
on the property, and
WHEREAS, Said parcels will be serviced by public sewer and private wells, and
THEREFORE BE IT RESOLVED, That the Plan Commission approve of a
sketch Certified Survey Map being submitted creating a two (2) lot land division of the
Tess Corners Volunteer Fire Dept property in the SW % of Section 25.
BE IT FURTHER RESOLVED, That all wetland and floodplains are required to
e be illustrated on the final CSM.

BE IT FURTHER RESOLVED, That Loomis Drive is required to be dedicated to
its ultimate width on the final CSM.
BE IT FURTHER RESOLVED, That all existing easements are required to be
shown on the final CSM.
BE IT FURTHER RESOLVED, That grading and drainage plans for the parcels
are required to be submitted for review and approval by the City Engineer prior to
issuance of building permits.
BE IT FURTHER RESOLVED, That this approval is granted in concept only and
final action is only an indication of the current intent of the Plan Commission; Final
submittals are subject to future review and consideration by the Plan Commission,
municipal committees of jurisdiction, and other agencies, and approval of final plans is
not guaranteed by this action of the Plan Commission.

building, site and operation plan for a new 7,200 square foot fire station at the property
located at W1975 SI0030 Racine Avenue on March 10, 2000, revised on ADril 11,

WHEREAS, Said property is currently zoned R-I Country Home District, and
OIP Institution and Public Service Overlay District, and said use is a permitted use by
right, and

the zoning code, and
WHEREAS, The City of Muskego General Design Guide required four sided
architecture and gives preferences to structures with residential design themes, and the I proposed structure does wkonform to the Guide, and
WHEREAS, The structure is proposed to be split block masonry, and said
materials conform to the Design Guide, but no color samples have been provided, and
I WHEREAS, Exterior lighting is proposed bt&w-mphotometric plans have been submitted, and
WHEREAS, On-site stormwater management is proposed as required by I Municipal Code, Uddetailed plans have &been submitted, and
WHEREAS, Refuse container screening is required but is not illustrated on the
plans, and
WHEREAS, Parking configurations are proposed which meet Municipal Code
requirements for the number of parking stalls,

WHEREAS, The proposed facility will be served by private well and septic
systems, 0 THEREFORE BE IT RESOLVED, That the Plan Commission approves of the
building, site and operation plan submitted March 10, 2000 and revised April 11, 2000
and April 25. 2000 by Muskego Volunteer Fire Company for a 7,200 square foot
structure at the property located at W175 S10030 Racine Avenue.
BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the
Building Department and that all aspect of this plan as they relate to landscape areas
and drainage shall be maintained in perpetuity unless otherwise authorized by the Plan
Commission.
BE IT FURTHER RESOLVED, That if occupancy is requested prior to the
completion of landscaping andlor asphalting, a bond, letter of credit or cashiers check
equal to twice the value of said costs must be submitted to the Planning Department.
BE IT FURTHER RESOLVED, That failure to comply with the approval
contained in this resolution shall result in the imposition of fines of $100 per day, the
initiation of legal action, or both.
BE IT FURTHER RESOLVED, That three additional dass block windows be
added to the south elevation.
