PCR2000063RESOLUTION #P.C. 063-2000 RECOMMENDATION OF APPROVAL OF A CERTIFIED SURVEY MAP FOR A TWO (2) LOT LAND DIVISION FOR THE GRIMMER PROPERTY LOCATED IN THE NE % OF SECTION 5 (S64 W19097 SCHOOL DRIVE / TAX KEY NO. 2177.943) WHEREAS, on February 15, 2000 a sketch Certified Survey Map was approved by Resolution # PC 034-2000, for Roxanne Grimmer for a Two (2) lot land division of the property commonly known as S64 W19097 School Drive located in the NE % of Section 5, and 0 WHEREAS, Said property is zoned RS-3 / OED Suburban Residence with Existing Development Overlay District, which requires lots with a minimum of 11,250 square feet of area and 75 feet of average width, and said parcels as proposed appear to conform to existing zoning, and WHEREAS, The adopted 2005 Comprehensive Plan indicates this area should be used for medium density residential development, and the sketch would conform to the adopted Plan, and WHEREAS, Wetlands and Floodplains are not present on the parcel, and WHEREAS, A grading plan is required prior to the issuance of building permits, and WHEREAS, The properties are served by Municipal sewer and private water, and a new service lateral is required to serve the vacant parcel. THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval to the Common Council of a Certified Survey Map for a Two (2) lot land division of the Grimmer property located in the NE % of Section 5 subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.14(3) of the Land Division Ordinance and outstanding assessments if applicable. BE IT FURTHER RESOLVED, That a '.DXF file of this CSM be submitted to the City prior to City signatures being placed upon the CSM (3-112'' diskette).
