APPROVAL OF A TWO (2) LOT SKETCH LAND DIVISION FOR THE STEINHAUS
PROPERTY LOCATED IN THE NW %, NE %AND SE % OF SECTION 34
(TAX KEY NO. 2296.998 I LOOMIS ROAD AND UNION CHURCH ROAD)
WHEREAS, On February 26, 2000 a sketch was submitted by George Steinhaus
for a two (2) lot sketch land division of the Steinhaus property located in the NW %, NE
% and SE % of Section 34, (Tax Key No. 2296.998), and
WHEREAS, The proposed land division would create lots with a minimum area
of approximately 25.5 acres and an average minimum width of approximately 860 feet,
and
WHEREAS, Said property is zoned EA - Exclusive Agriculture District, requiring
a minimum lot size of 35 acres and an average minimum width of 1,275 feet, and Parcel
2 does not meet said minimum zoning requirements for lot width and area, and
WHEREAS, Said Parcel 2 must be rezoned to A - Agriculture District to
accommodate this proposed division prior to the approval of the Certified Survey Map,
and
WHEREAS, The Land Use 2005 Plan depicts this area as being set aside for
Agriculture and Rural development and this proposal is within this goal, and
WHEREAS, Said parcels will be serviced by private sewer and water facilities,
and
WHEREAS, The adopted 2010 Highway System Plan requires an 80 ultimate
right-of-way for Loomis Road and a 100 ultimate right-of-way for Union Church Road,
and this is properly illustrated on the submitted sketch.
THEREFORE BE IT RESOLVED, That the Plan Commission approve of a
sketch Certified Survey Map being submitted creating a two (2) lot land division of the
Steinhaus property located in the NW %, NE % and SE % of Section 34.
BE IT FURTHER RESOLVED, That the Final CSM shall indicate information
pertaining to wetlands and the existing pond including, but not limited to, the Ordinary
Highwater Mark and the 1 00-year Flood Elevation.
BE IT FURTHER RESOLVED, that prior to approval of the final Certified Survey
Map, the Common Council shall have granted approval for a zoning map amendment to
A - Agriculture District for Parcel 2. I

BE IT FURTHER RESOLVED, That this approval is granted in concept only and
final action is only an indication of the current intent of the Plan Commission; Final
submittals are subject to future review and consideration by the Plan Commission,
municipal committees of jurisdiction, and other agencies, and approval of final plans is
not guaranteed by this action of the Plan Commission.
