PCR2000033RESOLUTION #P.C. 033-2000 APPROVAL OF A TWO (2) LOT SKETCH LAND DIVISION FOR THE LEVENHAGEN PROPERTY @ LOCATED IN THE NW !A OF SECTION 25 (TAX KEY NO. 2258.998 / S95 Wi3252 RYAN ROAD) WHEREAS, On January 27, 2000 a sketch was submitted by Sherry Levenhagen for a two (2) lot land division of the Levenhagen property located in the NW !A of Section 25, (Tax Key No. 2258.998), and WHEREAS, The proposed land division would create lots with a minimum area of approximately 42,459 square feet and an average minimum width of 110 feet, and WHEREAS, Said property is zoned Rs-2, Suburban Residence District, requiring a minimum lot size of 20,000 square feet and an average minimum width of 110 feet, and parcels appear to meet said minimum zoning requirements, and WHEREAS, The Land Use 2005 Plan depicts this area as being set aside for low and medium density residential development and this proposal is within this goal, and WHEREAS, Said parcels will be serviced by public sewer and private water facilities, and WHEREAS, Wetlands may be present on the subject parcels THEREFORE BE IT RESOLVED, That the Plan Commission approve of a sketch 0 Certified Survey Map being submitted creating a two (2) lot land division of the Levenhagen property located in the NW %of Section 25, (Tax Key No. 2258.998). BE IT FURTHER RESOLVED, That this approval is granted in concept only and final action is only an indication of the current intent of the Plan Commission; Final submittals are subject to future review and consideration by the Plan Commission, municipal committees of jurisdiction, and other agencies, and approval of final plans is not guaranteed by this action of the Plan Commission. BE IT FURTHER RESOLVED, That all wetlands are required to be delineated on the Final Certified Survey Map.
