RECOMMENDATION OF APPROVAL SKETCH CERTIFIED SURVEY MAP
FOR A THREE LOT LAND DIVISION FOR THE SAYER
PROPERTY LOCATED IN THE NW X OF SECTION 16
(TAX KEY NO. 2222.997)
WHEREAS, A sketch Certified Survey Map was submitted by Cameron Sayer for
a three (3) lot land division of the property located in the NW % of Section 16, better
known as W180 S8088 Pioneer Drive on January 17,2000 and
WHEREAS, All parcels of said property are zoned RS-2, Suburban Residence
District, requiring a minimum lot size of 20,000 square feet and an average minimum
width of 110 feet, and the lots appear to meet said minimum zoning requirements, and
WHEREAS, The 2005 Comprehensive Plan depicts this area for medium density
residential development, and this proposal is consistent with said Plan.
WHEREAS, Said parcels will be serviced by City sewer and water, and
WHEREAS, the 2010 Street System Plan depicts Pioneer Drive to be dedicated
to its ultimate width of 100 feet, and the sketch conforms with said Plan.
e WHEREAS, Wetlands are present on the subject parcels, and
WHEREAS, A grading plan will be required to be submitted for the lots created
by the final Certified Survey Map.
THEREFORE BE IT RESOLVED, That the Plan Commission approve of a
sketch Certified Survey Map being submitted creating a three (3) lot land division of the
Sayer property in the NW % of Section 16.
BE IT FURTHER RESOLVED, That a grading plan shall be submitted for review
and approval concurrent with the Certified Survey Map submittal.
BE IT FURTHER RESOLVED, That all wetlands are required to be delineated
on the Final Certified Survey Map.
BE IT FURTHER RESOLVED, That this approval is granted in concept only and
final action is only an indication of the current intent of the Plan Commission; Final
submittals are subject to future review and consideration by the Plan Commission,
municipal committees of jurisdiction, and other agencies, and approval of final plans is
not guaranteed by this action of the Plan Commission.
BE IT FURTHER RESOLVED, That all wetlands are required to be delineated 'e on the Final Certified Survey Map.
