APPROVAL OF A SKETCH PRELIMINARY PLAT FOR THE
ADDITION TO ROSEWOOD ESTATES SUBDIVISION BY
ROSEWOOD ESTATES PARTNERSHIP,
LOCATED IN THE NE % AND NW % OF SECTION 11
WHEREAS, A sketch for a preliminary plat was submitted by Rosewood Estates
Partnership for an Addition to Rosewood Estates Subdivision of the Miller property located in
the NE % and NW X of Section 11, on January 14,2000, and
WHEREAS, Said plat consist of approximately 7.55 acres, and proposes 10 lots,
ranging approximately 20,000 square feet in size, and one outlot, and
WHEREAS, Said property is zoned RS-2 Suburban Residence District, requiring
a minimum lot size of 20,000 square feet and an average minimum width of 110 feet,
and said lots appear to meet said minimum zoning requirements, and
WHEREAS, The Land Use 2005 Plan depicts this area for medium density
residential development, and
e WHEREAS, Said parcels will be serviced by City sewer and may access water
through private well or municipal systems, and
WHEREAS, wetlands are present on the parcel, and have been field delineated
by the Southeastern Wisconsin Regional Planning Commission in conjunction with the
platting of the Rosewood Estates Subdivision, and
WHEREAS, The subject street is illustrated to be a culde-sac, which terminates
at a point 1,650 feet from the nearest egress, and Section 18.40(c)(l) of the Land
Division Ordinance specifies that all streets designed to be permanently closed at one
end shall not exceed 1,320 feet in length.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of a 7.55
acre, 10 lot, sketch preliminary plat for the Addition to Rosewood Estates Subdivision
by Rosewood Estates Partnership, located on the Miller property in the NE % and NW
X of Section 11, and will be receptive to the submittal of a preliminary plat.
BE IT FURTHER RESOLVED, That this approval is granted in concept only and
final action is only an indication of the current intent of the Plan Commission; Final
submittals are subject to future review and consideration by the Plan Commission,
municipal committees of jurisdiction, and other agencies, and approval of final plans is
not guaranteed by this action of the Plan Commission,
