RECOMMENDATION OF APPROVAL TO REZONE THE
MUlRFlELD VILLAGE OF COUNTRY CLUB VILLAGES PROPERTY
RSA / OPD Al7ACHED SINGLE FAMILY RESIDENCE DISTRICT
WITH PLANNED DEVELOPMENT OVERLAY DISTRICT
LOCATED IN THE NW I4 AND NE % OF SECTION 25

FROM A - AGRICULTURAL DISTRICT TO
WHEREAS, On January 5, 2000 a petition for rezoning was submitted by Burke
Properties, Inc. to rezone the Muirfield Village Of Country Club Villages property from
A - Agricultural District to RSA I OPD Attached Single Family Residence with Planned
Development Overlay District, and
WHEREAS, The total area to be rezoned would include approximately 730,000
square feet (16.79 acres) of area to allow for attached single family residential
development, and
WHEREAS, The rezoning is consistent with the plans for Muirfield Village as
previously approved by resolution of the Plan Commission, and is consistent with the
concept plan for the Country Club Villages Planned Unit Development, which
encompasses forty one (41) structures housing eight-two (82) dwelling units served by 0 private roadways, and
WHEREAS, A Public Hearing for the rezoning has been scheduled before the
Common Council on February 8,2000, and
WHEREAS, The adjacent properties are zoned RS-3 / OPD Suburban
Residence with Planned Development Overlay District to the south and east, being
developed as Champions Village of Country Villages, and A Agricultural to the north
and west, being the Muskego Lakes Country Club, and
WHEREAS, The City of Muskego Land Use Plan for the Year 2005 anticipates
this specific area being set aside for planned unit developments consistent with the
Country Club Villages concept plans, and this rezoning is in keeping with the goals of
the 2005 Land Use Plan.
THEREFORE BE IT RESOLVED, That the Plan Commission does hereby
recommend approval to the Common Council for the rezoning of approximately 730,000
square feet of area (16.79 acres) from A - Agricultural to RSA I OPD Attached Single
Family District and Planned Development Overlay District to allow for attached single
family development consistent with the Country Club Villages Planned Unit
Development.

THEREFORE BE IT FURTHER RESOLVED, That the Plan Commission
recommends that the Common Council defer final action on the rezoning petition, such 0 that action on this petition will be concurrent with action to approve the condominium
plat of Muirfield Village of Country Club Villages.
