RECOMMENDATION OF APPROVAL OF A CERTIFIED SURVEY
MAP FOR A THREE LOT LAND DIVISION FOR THE STATE FINANCIAL BANK
PROPERTY LOCATED IN THE SE % OF SECTION 9
(TAX KEY NO. 2196.966)
WHEREAS, A certified survey map was submitted by Mr Jack Spoerl for a three
(3) lot land division of the State Financial Bank property located in the SE X of Section
9, better known as S76 W17655 Janesville Road on January 4, 2000 and
WHEREAS, Said Certified Survey Map substantially conforms to that of the Plan
Commission's previously approved sketch review, under Resolution #P.C. 202-98, and
WHEREAS, Parcels 1 and 2 of said property are zoned 8-3 General Business
District, requiring a minimum lot size of 20,000 square feet and an average minimum
width of 100 feet, and the lots appear to meet said minimum zoning requirements, and
WHEREAS, Parcel 3 of said property is zoned RS-3 I OPD Suburban
Residence Districts with Planned Development Overlay District, requiring a minimum lot
size of 15,000 square feet and an average minimum width of 100 feet, and the lot
appears to meet said minimum zoning requirements, and
WHEREAS, The 2005 Comprehensive Plan depicts this area for service and
retail commercial development, and residential development and this survey is
consistent with said Plan.
WHEREAS, Said parcels will be serviced by City sewer and water, and
WHEREAS, the 2010 Street System Plan depicts Janesville Road to be
dedicated to its ultimate width of 120 feet, and the survey illustrates a street reservation
in accordance with said Plan.
WHEREAS, a grading and drainage plan has been submitted to the City
Engineer for review and approval.
THEREFORE BE IT RESOLVED, That the Plan Commission recommends
approval to the Common Council of a Certified Survey Map for a three (3) lot land
division of the State Financial Bank property located in the SE % of Section 9 subject
to resolution of technical discrepancies as identified by the City Planning Department
and City Engineers, and payment of all applicable fees in Section 18.14(3) of the Land
Division Ordinance and outstanding assessments if applicable.
a BE IT FURTHER RESOLVED, That a *.DXF file of this CSM be submitted to the
City prior to City signatures being placed upon the CSM (3-112” diskette).
