RECOMMENDATION OF APPROVAL TO REZONE THE FINAL PLATS OF
CHAMPIONS VILLAGE OF COUNTRY CLUB VILLAGES,
CHAMPIONS VILLAGE ADDITION NO. 1 OF COUNTRY CLUB VILLAGES,
AND CHAMPIONS VILLAGE ADDITION NO. 2 OF COUNTRY CLUB VILLAGES TO
DISTRICT IN THE NE l4 AND NW X OF SECTION 25
RS-3 I OPD SUBURBAN RESIDENCE WITH PLANNED DEVELOPMENT OVERLAY
WHEREAS, The City of Muskego has approved Final Plats of Champions
Village of Country Club Villages, Champions Village Addition No. 1 of Country Club
Villages, and Champions Village Addition No. 2 of Country Club Villages, (herein
referred to as the "Plats"), and
WHEREAS, The Plats are in conformance with the approved conceptual plans
for the Planned Development District of Country Club Villages, and
WHEREAS, Said Plats have been granted OPD - Planned Development overlay
zoning, and said zoning affords certain flexibility when applied to the underlying zoning
district. and
WHEREAS, portions of the Plats have underlying zoning of R-2 Country Home
District, which allows lots of 28,500 square feet in area when within an OPD District,
WHEREAS, The Plan Commission has determined that the Plats, as approved in
conformance with the adopted concept plans would require the underlying zoning to be
RS-3 Suburban Residence District, which allows lots of 12,000 square feet in area
within an OPD District, and
WHEREAS, A Public Hearing for the rezoning has been scheduled before the
Common Council on January 25,2000, and
WHEREAS, The City of Muskego Land Use Plan for the Year 2005 anticipates
this specific area being set aside for Planned Development District in conformance with
the adopted concept plans for Country Club Villages,
THEREFORE BE IT RESOLVED, That the Plan Commission does hereby
recommend approval to the Common Council for the rezoning of the Final Plats of i) Champions Village of Country Club Villages, Champions Village Addition No. 1 of
Country Club Villages, and Champions Village Addition No. 2 of Country Club Villages.
