APPROVAL OF A THREE (3) LOT LAND DIVISION FOR THE DUKLAS I MEINEN
PROPERTY LOCATED IN THE NW ?4 OF SECTION 12 (TAX KEY NO. 2206.998.031) a WHEREAS, On JANUARY 4,20000 a Certified Survey Map was submitted by
EM Corp. for a three (3) lot land division of the Duklas I Meinen property located in the
NW X of Section 12 (Tax Key No. 2206.998.031 I Courtland Drive), and
WHEREAS, The proposed land division would create lots with a minimum area
of 55,745 square feet, and a minimum average width of 130 feet, and
WHEREAS, Said property is zoned RS-2 Suburban Residence, requiring a
minimum lot size of 20,000 square feet and an average minimum width of 110 feet, and
parcels appear to meet said minimum zoning requirements, and
WHEREAS, The 2005 Comprehensive Plan depicts this area as being set aside
for residential development not exceeding 2.2 dwelling units per acre, and this
proposal is within this goal, and
WHEREAS, Said parcels will be serviced by City sewer and private well, and
WHEREAS, Said parcel includes wetlands and floodplains and such areas are
delineated on the Certified Survey Map.
THEREFORE BE IT RESOLVED, That the Plan Commission recommends
approval to the Common Council of a Certified Survey Map for a three (3) lot land
division of the Duklas I Meinen property located in the NW ?4 of Section 12 subject to
resolution of technical discrepancies as identified by the City Planning Department and
City Engineers, and payment of all applicable fees in Section 18.14(3) of the Land
Division Ordinance and outstanding assessments if applicable.
BE IT FURTHER RESOLVED, That a '.DXF file of this CSM be submitted to the
City prior to City signatures being placed upon the CSM (3-112' diskette).
