PCR20000130 AMENDED RESOLUTION #P.C. 013-2000 AMENDMENT TO THE 2005 COMPREHENSIVE PLAN AND RECOMMENDATION OF APPROVAL TO REZONE PROPERTIES AT THE SOUTHWEST CORNER OF RACINE AVENUE AND JANESVILLE ROAD FROM RS-2 SUBURBAN RESIDENCE AND 00s OFFICE AND SPECIAL SERVICE OVERLAY TO B-2 LOCAL SERVICE CENTER DISTRICT LOCATED IN THE NW Vi OF SECTION 16 AND NE '/4 SECTION 17 (TAX KEY NO. 2222.984.002 / W187 S7959 RACINE AVENUE) (TAX KEY NO. 2225.987 / S79 W18905 JANESVILLE ROAD) (TAX KEY NO. 2225.988 / S79 W18881 JANESVZLE ROAD) (TAX KEY NO. 2225.989 / S79 W18841 JANESVILLE ROAD) (TAX KEY NO. 2225.990 / S79 W18863 JANESVILLE ROAD) WHEREAS, On December 15, 1999 a petition was submitted by Redmond Construction to rezone the properties generally located at the southwest corner of Racine Avenue and Janesville Road, from RS-2 / 00s Suburban Residence District with OEce and Special Service Overlay District, to B-2 Local Service Center District, and WHEREAS, The total area to be rezoned would include approximately 5.71 acres to allow for commercial development, and e WHEREAS, A Public Hearing for the rezoning has been scheduled before the Common Council on January 25,2000, and WHEREAS, Properties to the north are zoned B-2 / RS-3 / OPD Local Service Center, Suburban Residence, and Planned Development Overlay District associated with the Muskego Centre, and RS-2 / 00s Suburban Residence with OEce and Special Service Overlay District, and WHEREAS, Properties to the east are zoned B-2 Local Service Center District, B-4 Highway Business District, and RSM Multiple Family Residence, and WHEREAS, Properties to the west are zoned RS-2 / 00s Suburban Residence with Office and Special Service Overlay District, and WHEREAS, Properties to the south are zoned 1-1 Industrial Park District, and WHEREAS, The 2005 Comprehensive Plan depicts the subject are to be developed for residential and specialty ofice and retail uses consistent with RS-2 / 00s zoning designations, and 0 WHEREAS, The Commission finds that the proposed use which is consistent with B-2 Local Service Center District is a logical evolution of the 2005 Comprehensive Plan. Resolution #PC 013-2000 Page 2 THEREFORE BE IT RESOLVED, That the Plan Commission does hereby amend the 6 2005 Comprehensive Plan to reflect commercial use consistent with the B-2 Local Service Center District for approximately 5.71 acres of land for the properties identified as: Tax Key No. 2222.984.002 I W187 S7959 Racine Avenue Tax Key No. 2225.987 / S79 W18905 Janesville Road Tax Key No. 2225.988 / S79 W18881 Janesville Road Tax Key No. 2225.989 I S79 W18841 Janesville Road Tax Key No. 2225.990 I S79 W18863 Janesville Road BE IT FURTHER RESOLVED, That the Plan Commission does hereby recommend approval to the Common Council for the rezoning of said land to the B-2 Local Service Center District. THEREFORE BE IT FURTHER RESOLVED, That Common Council defer final approval of the rezoning request until Plan Commission has approved Building, Site and Operation Plan.
