APPROVAL. OF A THREE (3) LOT SKETCH LAND DIVISION FOR THE DUKLAS
PROPERTY LOCATED IN THE NW Vi OF SECTION 12 (TAX KEY NO. 2206.998.031)
WHEREAS, On December 17, 1999 a sketch was submitted by Earl Meinan. for a three
(3) lot land division of the Duklas property located in the NW 'h of Section 12 (Tax Key No.
2206.998.031 / Courtland Drive), and
WHEREAS, The proposed land division would create lots with a minimum area of 55,745
square feet, and a minimum average width of 130 feet, and
WHEREAS, Said property is zoned RS-2 Suburban Residence, requiring a minimum lot
size of 20,000 square feet and an average minimum width of 110 feet, and parcels appear to meet
said minimum zoning requirements, and
WHEREAS, The 2005 Comprehensive Plan depicts this area as being set aside for
residential development not exceeding 2.2 dwelling units per acre, and this proposal is within this
goal, and
WHEREAS, Said parcels will be serviced by City sewer and private well, and
WHEREAS, Said parcel includes wetlands and floodplains and such areas are required to e be delineated on the final Certified Survey Map.
THEREFORE BE IT RESOLVED, That the Plan Commission approve of a sketch
Certified Survey Map being submitted creating a three (3) lot land division of the Duklas property
in the NW '/4 of Section 12.
BE IT FURTHER RESOLVED, That this approval is granted in concept only and final
action is only an indication of the current intent of the Plan Commission; Final submittals are
subject to future review and consideration by the Plan Commission, municipal committees of
jurisdiction, and other agencies, and approval of final plans is not guaranteed by this action of the
Plan Commission.
