PCR20000050 AMENDED RECOMMENDATION OF APPROVAL OF A FNAL PLAT FOR THE CHAMPIONS VlLLAGE ALIDN. NO. 3 OF COUNTRY CLUB VILLAGES SUBDIVISION BY VILLAGES AT MUSEKGO LAKES PARTNERSHIP, LOCATED IN THE NE 114 OF SECTION 25 RESOLUTION #P.C. 005-2000 WHEREAS, On November 1 I, 1999 a Final Plat was submitted by Villages at Muskego Lakes Partnership for the Champions Village Addn No. 3 of Country Club Villages Subdivision for property located in the NE 114 of Section 25 , and revisions to said plat were received on December 15, 1999, and WHEREAS, Said plat consist of 16.4 acres, and proposes 37 parcels, ranging from 13,359 square I feet to 25,614 square feet in size, and I WHEREAS, Said property is proposed to be zoned RS-3 / OPD Suburban Residence District with ! Planned Development District Overlay zoning, requiring a minimum lot size of 12,000 square feet and an average minimum width of 80 feet, and said lots meet said minimum zoning requirements, and WHEREAS, Said Final Plat substantially conforms to that of the Plan Commission’s previously approved preliminary plat, and WHEREAS, The Land Use 2005 Plan depicts this area for medium density residential development and this proposcd Final Plat meets that goal, and WHEREAS, Said parcels will be serviced by City sewer and will access water through a 0 community well and distribution system. WHEREAS, Said Subdivision includes a 30 foot landscape planting easement adjacent to Ryan Road, and a landscape plan for said easement is required by the Plan Commission, and WHEREAS, Street Trees are required to be installed, and no plans have been prepared for review and approval by the Plan Commission, and WHEREAS, Sanitary sewer and water main construction plans have been submitted for review by the City Engineer and Public Utilities Committee, and WHEREAS, Grading, Stormwater Management, and Street construction Plans have been submitted for review by the City Engineer and Public Works Committee. THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval to the Common Council of a 16.4 acre, 37 parcel, Final Plat for the Champions Village Addn No. 3 of Country Club Villages Subdivision by Villages at Muskego Lakes Partnership located in the NE 114 of Section 25. BE IT FURTHER RESOLVED, That this approval is subject to resolution of technical discrepancies as identified by the City Engineers, and payment of all applicable fees in Section 18.14 of the Land Division Ordinance and outstandmg assessments if applicable. BE IT FURTHER RESOLVED, That this approval is subject to the establishment of a Subdivider’s Agreement and Security for completion of all public improvements. e BE IT FURTHER RESOLVED, That this approval is subject to the approval of all construction plans by the Public Works Committee and Public Utilities Committee. BE IT FURTHER RESOLVED, That this approval is subject to Plan Commission review and i) approval of a detailed landscape plan for the Ryan Road landscape easement prior to application for building permits on any parcel within Champions Village Addn No. 3 of Country Club Villages Subdivision. BE IT FURTHER RESOLVED, That this approval by the Plan Commission is subject to Plan Commission review and approval of a detailed street tree plan for the streets within and abutting the Plat, prior to application for building permits on any parcel within Champions Village Adh. No. 3 of Country Club Villages Subdivision. I BE IT FURTHER RESOLVED, That a digital *.DXF file of this final plat be submitted to the City prior to City signatures being placed upon the CSM (3-112'' diskette). THEREFORE BE IT FURTHER RESOLVED, That Plan Commission recommends the RS- 3 I OPD, Suburban Residence I Planned Development Zoning to Common Council.
