PCR19991500 AMENDED RECOMMENDATION OF APPROVAL OF A CERTIFIED SURVEY MAP FOR A TWO LOT LAND DIVISION FOR THE WYSOCKI PROPERTY LOCATED [N THE NW ‘A OF SECTION 14 (TAX KEY NO. 2214.999) RESOLUTION #P.C. 150-99 WHEREAS, A certified survey map was submitted on November 24, 1999 by David Helm for a two lot land division of the Wysocki property located in the NW Yi of Section 14, located at W 15 1 S8002 Mystic Drive, and WHEREAS, Said Certified Survey Map substantially conforms to that of the Plan Commission’s previously approved sketch review, under Resolution #P.C. 19-99, and WHEREAS, Said property is zoned RS-2 Suburban Residence, and requires a minimum lot size of 20,000 square feet and an average minimum width of 110 feet, and said lots appear to meet said minimum zoning requirements, and WHEREAS, The Land Use 2005 Plan depicts this area for medium density residential use, and the proposed land division is in conformance with that designation, and WHEREAS, Parcel 1 will be serviced by City sewer and will access water through private well, and parcel 2 will be serviced by a private sanitary system and will access water through 0 private well, and WHEREAS, The Plan Commission’s sketch approval required the dedication of a 60 foot wide right of way extending approximately 415 feet from Mystic Drive in order to avoid creation of a ‘flag lot’, and said right-of-way is not illustrated on the Certified Survey Map, and THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval to the Common Council of a Certified Survey Map for a two lot land division of the Wysocki property located in the NW % of Section 14. BE IT FURTHER RESOLVED, That this approval is subject to resolution of technical discrepancies as identified by the City Engineer, and payment of all applicable fees in Section 18.14(3) of the Land Division Ordinance and outstanding assessments if applicable. BE IT FURTHER RESOLVED, That this approval is subject to the revision of the Certified Survey Map to reflect a 60 foot wide right-of-way dedicatiodreservation extending along the south line of Parcel 1 approximately 415 feet, and said revision is required prior to Common Council consideration of the CSM. e BE IT FURTHER RESOLVED, That a *.Dm file of this CSM be submitted to the City Planning Department prior to City signatures being placed upon the CSM (3-1/2" diskette).
