PCR1999149RESOLUTION #P.C. 149-99 RECOMMENDATION OF APPROVAL OF A CERTIFIED SURVEY MAP AND REZONING FOR A ONE LOT LAND DIVISION FOR THE SCHOLBE PROPERTY LOCATED IN TH!3 NW '/4 OF SECTION 30 (TAX KEY NO. 2277.997) WHEREAS, A certified survey map was submitted on November 15, 1999 by Wayne and Sue Scholbe for a one lot land division of the Scholbe property located in the NW '/i of Section 30, located at the northeast corner of Crowbar Road and Parker Road, and WHEREAS, Said Certified Survey Map substantially conforms to that of the Plan Commission's previously approved sketch review, under Resolution #P.C. 115-99, and WHEREAS, Said property is zoned EA - Exclusive Agriculture District, and proposed land division requires a rezoning to the A - Agriculture District, and WHEREAS, A - Agriculture District requires a minimum lot size of 120,000 square feet and an average minimum width of 300 feet, and said lots appear to meet said minimum zoning requirements, and WHEREAS, The Land Use 2005 Plan depicts this area for rural and agricultural use, and the proposed land division is in conformance with that designation, and e WHEREAS, Said parcels will not be serviced by City sewer and will access water through private well, and WHEREAS, The adopted 2010 Street System Plan illustrates Crowbar Road to have a 100 foot ultimate width, and Parker Road to have an 80 foot ultimate width, and the proposed land division is in conformance with these designations, and THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval to the Common Council of a Certified Survey Map for a one lot land division of the Scholbe property located in the hW '/4 of Section 30 subject to resolution of technical discrepancies as identified by the City Engineer, and payment of all applicable fees in Section 18.14(3) of the Land Division Ordinance and outstanding assessments if applicable. BE IT FURTHER RESOLVED, That the Plan Commission recommends approval to the Common Council of the rezoning from EA - Exclusive Agriculture District to the A - Agriculture District for a one lot land division of the Scholbe property. BE IT FURTHER RESOLVED, That a *.Dm file of this CSM be submitted to the City Planning Department prior to City signatures being placed upon the CSM (3-1/2" diskette).
