APPROVAL OF A ONE (1) LOT SKETCH LAND DIVISION FOR THE LEKFELD
PROPERTY LOCATED AT S93 W21095 HENNEBERRY DRIVE IN THE NE '/4 OF
SECTION 19 (PART OF TAX KEY NO. 2236.997)
WHEREAS, On November 2, 1999 a sketch was submitted by Dawn Espinosa for a one
(1) lot land division of the property located at S93 W21095 Hennebeny Drive, in the NE '/4 of
Section 19, (part of Tax Key No. 2236.997), and
I WHEREAS, The proposed land division would create a parcel with a minimum area of approximately 2.75 acres and an average minimum width of approximately 300 feet, and
WHEREAS, Said property is zoned EA Exclusive Agriculture District, requiring a
minimum lot size of 35 acres, and a rezoning to the A - Agriculture District would be required to
support this land division, and
WHEREAS, The Land Use 2005 Plan depicts this area as being set aside for rural and
agricultural development and this proposal is within this goal, and
WHEREAS, The 2010 Street System Plan identifies Hennebeny Drive as having an
ultimate right-of-way width of 80 feet, and said right-of-way is currently properly dedicated, and
petitioner controls the lands on both sides of the right-of-way, and
0 WHEREAS, Said parcels will be serviced by private sewer and water facilities, and
WHEREAS, Wetlands or floodplains may exist on the parcel, and will need to be properly
delineated on the land division documents.
THEREFORE BE IT RESOLVED, That the Plan Commission approve of a sketch land
division and conceptual rezoning to A - Agricultural District for the purpose of creating a one (1)
lot land division of the Lekfield property in the NE 'h of Section 19.
BE IT FURTHER RESOLVED, that this approval is granted in concept only and final
action is only an indication of the current intent of the Plan Commission; Final submittals are
subject to future review and consideration by the Plan Commission, municipal committees of
jurisdiction, and other agencies, and approval of final plans is not guaranteed by this action of the
Plan Commission.
