RESOLUTION #P.C. 128-99 0 APPROVAL OF AN AMENDMENT TO A BUILDING, SITE AND OPERATION PLAN FOR
THE MERIT ASPHALT PROPERTY LOCATED in the SW Vi OF SECTION 16
(TAXKEY NO. 2223.994.010 / S84 W18645 ENTERPRISE DRIVE)
WHEREAS, Plans were submitted by Morton Buildings, Inc. to amend the existing
building, site and operation plan of the Merit Asphalt property located at S84 W18645 Enterprise
Drive on October 8, 1999, and
WHEREAS, The existing property contains a 4,535 square foot structure, of masonry
and steel construction, with said building having 50% masonry exterior facing the street and 14%
total masonry exterior, and
WHEREAS, The property is zoned 1-1 Industrial Park District and the existing use is in
conformance to all the requirements of said zoning district, and
WHEREAS, The petitioner proposes to construct a 1,620 square foot addition, and said
addition conforms to the setback, offset, height, and area requirements of the zoning code, and
WHEREAS, The proposal would result in a building with masonry and steel construction,
with said building having 50% masonry exterior facing the street and 13% total masonry exterior,
and the Industrial Park standards require 50% masonry exterior for the street face of buildings, e and
WHEREAS, The proposed amendment is to an existing Business, Site, and Operation plan
for Merit Asphalt, and use of said building addition for office purposes is in conformance with
said zoning district.
WHEREAS, No additional outdoor lighting is proposed as a part of this request, and
WHEREAS, No additional signage is required as a part of this request, and
WHEREAS, Existing driveway access is proposed to be utilized, and three additional
parking stalls are proposed on the west side of the building, adjacent to the foundation landscape
planting strip, and
WHEREAS, Landscaping is proposed along the foundation perimeter of the north and
west elevations, and said plantings are harmonious with the existing landscape,
THEREFORE BE IT RESOLVED, That the Plan Commission approves of an amended
building, site and operation plan for Merit Asphalt at the property located at S84 W18645
Enterprise Drive
BE IT FURTHER RESOLVED, that no additional outdoor lighting or signage is 0 approved by this Resolution, and any change must be reviewed by separate submittal.
BE IT FURTHER RESOLVED, That concrete wheel stops be placed for all new parking
stalls in order to protect foundation landscape plantings.
BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Building
Department and that all aspect of this plan as they relate to landscape areas building facades and
drainage shall be maintained in perpetuity unless otherwise authorized by the Plan Commission.
BE IT FURTHER RESOLVED, That if occupancy is requested prior to the completion of
landscaping and/or asphalting, a bond, letter of credit or cashiers check equal to twice the value of
said costs must be submitted to the Planning Department.
BE IT FURTHER RESOLVED, That failure to comply with the approval contained in
this resolution shall result in the imposition of fines of $100 per day, the initiation of legal action,
or both.
