APPROVAL OF A ONE (1) LOT SKETCH LAND DIVISION FOR THE SHOLBE
PROPERTY LOCATED IN THE NW % OF SECTION 30 (PART OF TAX KEY NO
2277.997NORTH EAST CORNER OF CROWBAR ROAD AND PARKER ROAD)
WHEREAS, On September 9, 1999 a sketch was submitted by Wayne and Sue Sholbe for
a One (1) lot land division of the property located at the northeast comer of Crowbar Road and
Parker Drive, in the NW 'A of Section 30, (part of Tax Key No. 2277.997), and
I WHEREAS, The proposed land division would create a parcel with a minimum area of
approximately 3.2 acres an average minimum width of approximately 320 feet, and
I WHEREAS, Said property is zoned EA Exclusive Agriculture District, requiring a
minimum lot size of 35 acres, and a rezoning to the A - Agriculture District would be required to
support this land division, and
WHEREAS, The Land Use 2005 Plan depicts this area as being set aside for rural and
agricultural development and this proposal is within this goal, and
WHEREAS, The 2010 Street System Plan identifies Crowbar Road as having an ultimate
right-of-way width of 100 feet, and said right-of-way is currently dedicated to 49.5 feet, and
petitioner controls the lands on both sides of the right-of-way, and e WHEREAS, The 2010 Street System Plan identifies Parker Road as having an ultimate right-of-way width of 80 feet, and said right-of-way is currently dedicated to 66 feet, and
petitioner controls only those lands lying north of the right-of-way, and
WHEREAS, Said parcels will be serviced by private sewer and water facilities, and
WHEREAS, No wetlands or floodplains are known to exist on the parcel
THEREFORE BE IT RESOLVED, That the Plan Commission approve of a sketch Land
division and rezoning to A - Agricultural District for the purpose of creating a one (1) lot land
division of the Sholbe property in the NW Yi of Section 30.
BE IT FURTHER RESOLVED, That the final Certified Survey Map shall dedicate
Crowbar Road to its ultimate 100 foot width.
’. BE IT FURTHER RESOLVED, That the final Certified Survey Map shall dedicate an
additional seven (7) feet of right-of-way along the north side of Parker Road to its ultimate width,
as measured from the centerline.
BE IT FURTHER RESOLVED, that this approval is granted in concept only and final
action is only an indication of the current intent of the Plan Commission; Final submittals are
subject to future review and consideration by the Plan Commission, municipal committees of
jurisdiction, and other agencies, and approval of final plans is not guaranteed by this action of the
Plan Commission.
