APPROVAL OF A THREE (3) LOT SKETCH LAND DIVISION
FOR THE POSBRIG PROPERTY LOCATED IN THE
SW % OF SECTION 21
(TAX KEY NO. 2243.992)
WHEREAS, On August 19, 1999 a sketch was submitted by Carl and Bonnie Posbrig for
a three (3) lot land division of the Posbrig property located in the SW % of Section 21, (Tax Key
No. 2243.992), and
WHEREAS, The proposed land division would create lots with a minimum area of 4.2
acres and an average minimum width of 200 feet, and
WKEREAS, Said property is zoned EA, Exclusive Agriculture District, and the petitioner
proposes to rezone the properties to R-1, Country Home District, and
WHEREAS, The proposed rezoning is compatible with the surrounding properties, and
WHEREAS, The petitioner has received the proper wetland delineation of the property by
SEWRPC on October 19, 1998, and

WHEREAS, The petitioner has received approval for a wetland crossing from the DNR,
WHEREAS, The Land Use 2005 Plan depicts this area as being set aside for agricultural
and rural development and the Land Use Plan is required to be amended to accommodate
suburban residential low density development, and
WHEREAS, Said parcels will not be serviced by City sewer and water
THEREFORE BE IT RESOLVED, That the Plan Commission approve of a Certified
Survey Map being submitted creating a three (3) lot land division of the Posbrig property in the
SW 'h of Section 21
BE IT FURTHER RESOLVED, That concurrent with the submittal of final certified
survey map and rezoning petition by applicant, an amendment to the 2005 Comprehensive Plan
shall be initiated.
BE IT FURTHER RESOLVED, that this approval is granted in concept only and final
action is only an indication of the current intent of the Plan Commission; Final submittals are
subject to future review and consideration by the Plan Commission, municipal committees of
jurisdiction, and other agencies, and approval of final plans is not guaranteed by this action of the
Plan Commission.
