RECOh4MENDATION OF APPROVAL OF A CERTlFIED SURVEY MAP FOR
A ONE (1) LOT LAND DIVISION FOR THE BURKE PROPERTIES PARCEL LOCATED
IN THE NE % OF SECTION 25 (TAX KEY NO. 2257.998.003)
WHEREAS, A certified survey map was submitted by Burke Properties for a one (1) lot
land division of the property located in the NE % of Section 25, Tax Key No. 2257.998.003, and
WHEREAS, Said Certified Survey Map combines existing parcels and does not create
additional parcels of land,
WHEREAS, Said property is zoned B-4, Highway Business District, requiring a minimum
lot size of 30,000 square feet and an average minimum width of 150 feet, and said lots appear to
meet said minimum zoning requirements, and
WHEREAS, The Land Use 2005 Plan depicts this area for commercial development, and
WHEREAS, Said parcels will be serviced by City sewer and will access water through
private well, and
WHEREAS, access to fighway 36 is prohibited, and access to Highway 45 is restricted
by permit by the Wisconsin Department of Transportation, and e WHEREAS, wetland inventory maps for the City of Muskego indicate that wetland soils exist on the subject property and said wetlands have not been delineated on the certified survey
map,
THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval to
the Common Council of a Certified Survey Map for a one lot land division of the Burke
Properties parcel located in the NE of Section 25 subject to resolution of technical
discrepancies as identified by the City Planning Department and City Engineers, and payment of
all applicable fees in Section 18.14(3) of the Land Division Ordinance and outstanding
assessments if applicable.
BE IT FURTHER RESOLVED, That a *.Dm file of this CSM be submitted to the City
prior to City signatures being placed upon the CSM (3-1/2" diskette).
