RECOMMENDATION OF APPROVAL OF A CERTIFIED SURVEY MAP FOR
A TWO (2) LOT LAND DIVISION FOR THE DUKLAS PROPERTY LOCATED IN THE
NW $4 OF SECTION 12 (TAX KEY NO. 2206.998.029 / COURTLAND DRIVE)
WHEREAS, On July 30, 1999 a certified survey map was submitted by Edward Duklas
for a two (2) lot land division of the property located in the NW Yi of Section 12, (Tax Key No.
2206.998.029/ Courtland Drive), and
WHEREAS, Said Certified Survey Map substantially conforms to that of the Plan
Commission's previously approved sketch review, under Resolution #P.C. 229-94, and
WHEREAS, Said property is zoned, RS-2 Suburban Residence District, requiring a
minimum lot size of 20,000 square feet and an average minimum width of 1 10 feet, and said lots
appear to meet said minimum zoning requirements, and
WHEREAS, The 2005 Comprehensive Plan depicts this area for medium density
residential development and this proposal conforms to that goal, and
THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval to
the Common Council of a Certified Survey Map for a two (2) lot land division of the DuWas
property located in the NW Yi of Section 12 subject to approval of the grading plan by the City 0 Engineer, and payment of all applicable fees in Section 18.14(3) of the Land Division Ordinance
and outstanding assessments if applicable.
BE IT FURTHER RESOLVED, That a DXF file of this CSM be submitted on 3-1/2"
diskette to the City prior to City signatures being placed upon the CSM
