THE INTERSTATE TOOL PROPERTY LOCATED AT S81 W 18636 GEMINI DRIVE
' APPROVAL OF AN AMENDMENT TO A BUILDING, SITE AND OPERATION PLAN FOR
WHEREAS, Plans were submitted by MBA Development Ltd. to amend the existing
building, site and operation plan of the Interstate Tool, Inc. property located at S81 W18636
Gemini Drive on July 22, 1999 and
WHEREAS, The existing property contains an industrial land use, and
WHEREAS, The property is zoned 1-1 Industrial District and the existing use is in I conformance to all the requirements of said zoning district, and

WHEREAS, The proposed amendment is to construct a 3,600 square foot building
addition which is 26 feet in height, with steel panel construction and a 4' masonry band on the
street side of the structure, and
WHEREAS, said proposal is in conformance with said zoning district, and
WHEREAS, said proposal is not in conformance with the 60% masonry requirement, and
WHEREAS, the submittal does not include the $1,500 Developers Deposit required by
the City of Muskego, and
WHEREAS, the submittal includes a change to site grading, and
WHEREAS, the existing site does not have bituminous paved driveway and parking
surfaces, and the Design Manual for the city of Muskego requires such paved surfaces,
THEREFORE BE IT RESOLVED, That the Plan Commission approves of an amended
building, site and operation plan for a 3,600 square foot addition at the property located at S81
W18636 Gemini Drive for Interstate Tool Inc., subject to the inclusion of masonry to meet the
60% requirement on the street side of the building.
BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Building
Department and that all aspect of this plan as they relate to landscape areas building facades and
drainage shall be maintained in perpetuity unless otherwise authorized by the Plan Commission.
BE IT FURTHER RESOLVED, that a Developers Deposit account in the sum of $1,500
must be established prior to issuance of building permits.
BE IT FURTHER RESOLVED, that grading and drainage plans are subject to the
approval of the City Engineer
BE IT FURTHER RESOLVED, that all driveway and parking areas shall be paved with
approved bituminous materials and will be completed by June 1, 1999.
BE IT FURTHER RESOLVED, That failure to comply with the approval contained in
this resolution shall result in the imposition of fines of $100 per day, the initiation of legal action,
or both.
