RECOMMENDATION OF APPROVAL OF A FINAL PLAT FOR THE CHAMPIONS
VILLAGE ADDITION NO. 2 OF COUNTRY CLUB VILLAGES, BY BURKE PROPERTIES,
LOCATED IN THE NE 114 OF SECTION 25
WHEREAS, On June 2, 1999 a final plat was submitted by Burke Properties for Champions
Village Addition No. 2 to Country Club Villages Subdivision located in the NE 1/4 of Section 25, and
WHEREAS, Said plat consist of 25.0 acres, and proposes twenty-nine single family lots, ranging
from 13.046 square feet to 20,629 square feet in size, and
WHEREAS, Said property is zoned RS-2 Suburban Residence District, and OPD Planned
Development Overlay District, requiring a minimum lot size of 20,000 square feet and an average
minimum width of 110 feet, and said lots meet said minimum zoning requirements, and
WHEREAS, Said Final Plat substantially conforms to that of the Plan Commission's
previously approved preliminary plat, and
WHEREAS. The Land Use 2005 Plan depicts this area for medium density residential
development and Planned Unit Development, and this proposed final plat meets that goal, and
WHEREAS, Said parcels will be serviced by City sewer and will access water through 0 community wells.
THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval to
the Common Council of a 25.0 acre, 29 lot, final plat for the Champions Village Addition No. 2
of Country Club Villages Subdivision located in the NE 1/4 of Section 25 subject to resolution of
technical discrepancies as identified by the City Planning Department and City Engineers, and
payment of all applicable fees in Section 18.14 of the Land Division Ordinance and outstanding
assessments if applicable, and establishment of a Subdivider's Agreement and Letter of Credit.
BE IT FURTHER RESOLVED, That a DXF file of this final plat be submitted to the City
prior to City signatures being placed upon the Final Plat (3-112'' diskette).
