PCR1999022AMENDED APPROVAL OF A BUILDING, SITE AND OPERATION PLAN FOR A TWO-FAMILY RESIDENCE FOR TALON BUILDERS AT THE PROPERTY LOCATED AT LOT 16, PARK ESTATATES SUBDIVISION RESOLUTION #P.C. 22-99 WHEREAS, Plans for a two-family residence for Talon Builders at the property located at Lot 16, Park Estates Subdivision, and WHEREAS, Said property is zoned RS-I/OPD, Suburban Residence with a Planned Development Overlay, and said use is a permitted use subject to Plan Commission approval of building, site and operation plans, and WHEREAS, The plans show a two story ranch with a symmetrical facade with a garage in the center, the front elevation comprised of vinyl and wood siding and the remaining three elevations all vinyl siding with face brick wainscoting, the parcel would be accessed by a drive off of Pasadena Drive. THEREFORE BE IT RESOLVED, That the Plan Commission approves of the building, site and operation plan submitted (received February 19, 1999) by Talon Builders for a two-family residence for the property located at Lot 16, Park Estates Subdivision. BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Building 0 Department and that all aspect of this plan as they relate to landscape areas and drainage shall be maintained in perpetuity unless otherwise authorized by the Plan Commission. BE IT FURTHER RESOLVED, That if occupancy is requested prior to the completion of landscaping andor asphalting, a bond, letter of credit or cashiers check equal to twice the value of said costs must be submitted to the Planning Department. BE IT FURTHER RESOLVED, That failure to comply with the approval contained in this resolution shall result in the imposition of fines of $100 per day, the initiation of legal action, or both. BE IT FURTHER RESOLVED, That additional face brick wainscoting be installed on the front elevation of the residence area. THEREFORE BE IT FURTHER RESOLVED, That brick wainscoting will be installed along front porch and side elevations. The garage front and sides will have full brick as depicted on the plans submitted.
