APPROVAL OF A CONCEPTUAL BUILDING. SITE AND OPERATION PLAN FOR THE
RICHARD LUCHT LAKEVIEW TAVERN PROPERTY LOCATED AT
W171 S7260 LANNON DRIVE (TAX KEY NO. 2198.001)

WHEREAS, Plans were submitted to remodel the existing building, site and operation
plan of the Lucht property at W171 S7260 Lannon Drive by Lang Construction, Inc., on February
6, 1999, and
WHEREAS, The property is zoned RS-2/0LR, Suburban Residential with a Lakeshore
Recreation Overlay and RS-2/0LR/OLS, Suburban Residential with a Lakeshore Recreation
Overlay and a Lakeshore Overlay and includes a conditional use for a tavern and boat refueling,
and
WHEREAS, The existing uses included the operation of a tavern and two, two (2)
bedroom apartments, and said uses do conform to all the requirements of the zoning districts and
conditional use. and
WHEREAS, Petitioner proposes an interior remodeling and expansion that would feature
the extension of the pooVdart room area. a permitted conditional use in the OLR zoning overlay,
in conjunction with the tavern, and e WHEREAS, The proposed total area includes 1,157 square feet considered as primary
floor area requiring a minimum of 23 parking spaces, and
WHEREAS, Said plans illustrate a minimum of 57 parking spaces on the portion of the lot
containing the structure, and
WHEREAS, applicant will re-install a motor boat fuel pump previously approved on lune
6. 1961 Hours of operation will be from 8:OO AM until dusk.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of the conceptual
amendment to the building, site and operation plan for an interior remodeling and expansion that
would feature the extension of the pool/dart room area, a permitted conditional use in the OLR
zoning overlay, in conjunction with the tavern at the property located at W171 S7260 Lannon
Drive, for Lang Construction, Inc., and consider said additional use a substantial change requiring
and amendment to the existing Conditional Use.
BE IT FURTHER RESOLVED, That the concept of the re-installation of the boat
refueling facility will be acceptable subject to detailed review by the Plan Commission and
approval by the DM.
BE IT FURTHER RESOLVED, That the portion of the lot located on the west side of
Lannon Drive is to be seeded with grass. The site must maintain 15,000 quare feet of open
space. A lighting plan indicating the location and style of all parking lot lighting must be
submitted. AI1 parking and drive areas adjacent to the building need to be paved. Parking lot
needs to be striped. Drainage plans shall be submitted for City Engineer’s review.
