PCR1999019TWICE AMENDED ** (3-2-99) AMEND (3-2-99) RESOLUTION #P.C.19-99 RECOMMENDATION OF APPROVAL OF A **TWO (2) LOT SKETCH LAND DIVISION FOR THE WYSOCKI PROPERTY LOCATED IN THE NW 'A OF SECTION 14 (TAX KEY NO, 2214.999 / W151 S8002 MYSTIC DRIVE) WHEREAS, On February 10, 1999 a sketch certified survey map was submitted by David Helm for a **two (2) lot land division in the NW 'A of Section 14, of the Wysocki property, addressed as W 15 1 S8002 Mystic Drive, and WHEREAS, The proposed land division would create lots with a minimum area of 96,721 square feet and an average minimum width of 190 feet, and WHEREAS, Said property is zoned RS-2, Suburban Residence, requiring a minimum lot size of 20,000 square feet and an average minimum width of 110 feet, and said lots appear to meet said minimum zoning requirements, and WHEREAS, The Land Use 2005 Plan depicts this area for medium density residential, and the proposed lots will be well within the recommended one-third acre minimum encouraged by the Comprehensive Plan with the RS-2 zoning, and e WHEREAS, Said parcels will be serviced by City sewer and private septic and can access water through private facilities. THEREFORE BE IT RESOLVED, That the Plan Commission approve of a sketch certified survey map submitted for a **two (2) lot land division in the NW 'A of Section 14, of the Wysocki property as illustrated on the sketch submitted February 11, 1999, subject to the delineation of any wetland and floodplain areas. Wetlands to be delineated by the Army Corps, DNR or SEWRPC. THEREFORE BE IT FURTHER RESOLVED, That a 60' public right-of-way be dedicated to provide access to the newly created parcel. "That the right-of-way be extended an additional ninety (90) feet to the eastern portion to the lot line of the property to the south (Tax Key #2214.995).
