PCR1999018RESOLUTION #P.C. 18-99 RECOMMENDATION OF APPROVAL OF AN AMMENDED PRELIMINARY PLAT FOR ROSEWOOD ESTATES SUBDIVISION BY G MILLER, LOCATED IN THE NE Vi & NW 114 OF SECTION "-3s 11, (T KEY NO. 2202.994) WHEREAS, A preliminary plat was submitted by Gle \ Miller for Woodgate Estates for the property located in the NE 1/4 & NW 1/4 of Section 11,and approved by the Common Council on June 9, 1998, and WHEREAS, On February 10, 1999 an amended preliminary plat was submitted by Glen Miller for the lands contained in the former Woodgate Estates now named Rosewood Estates, for the property located in the NE Vi & NW 1/4 of Section 1 1, and approved by the Plan Commission as a 20 lot conceptual preliminary plat through resolution #P.C. 168-98 on January 5, 1999, and WHEREAS, Said amended preliminary plat consists of 20 acres, and proposes 20 lots ranging from 20,002 to 26,579 square feet in size, as well as two outlots, and WHEREAS, Said property is zoned RS-2, Suburban Residence District, requiring a minimum lot size of 20,000 square feet and an average minimum width of 110 feet, and said lots appear to meet said minimum zoning requirements, and WHEREAS, Said Preliminary Plat substantially conforms to that of the Plan Commission's previously approved concept, under Resolution #P.C. 168-98, on January 5, 1999, * and WHEREAS, The Land Use 2005 Plan depicts this area for medium density residential development and subject amended preliminary plat is in compliance, and WHEREAS, Said parcels will be serviced by City sewer and will access water through individual wells for each lot. THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval to the Common Council of a 20 acre, 20 lot, amended preliminary plat for the Rosewood Estates Subdivision by Glen Miller, located in the NE Vi & NW 1/4 of Section 11 and will be receptive to the submittal of a final plat, subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineer, and payment of all applicable fees in Section 18.14 of the Land Division Ordinance and outstanding assessments if applicable.
