RECOMMENDATION OF APPROVAL OF A TWO (2) LOT SKETCH LAND DIVISION
FOR THE WASTE MANAGEMENT PROPERTY LOCATED IN THE NE Vi OF SECTION 18
(TAX KEY NO. 2229.996 / W208 S8015 HILLENDALE)
WHEREAS, On January 27, 1999 a sketch certified survey map was submitted by Michael
Hackney for a two (2) lot land division in the NE Vi of Section 18, of the Waste Management
property, addressed as W208 SO15 Hillendale, and
WHEREAS, The proposed land division would create lots with a minimum area of 30,802
square feet and an average minimum width of 166.5 feet, and
WHEREAS, Said property is zoned RS-1, Country Home, requiring a minimum lot size of
30,000 square feet and an average minimum width of 120 feet, and said lots appear to meet said
minimum zoning requirements, and
WHEREAS, The Land Use 2005 Plan depicts this area for medium density residential, and
the proposed lots will be well within the recommended one-third acre minimum encouraged by the
Comprehensive Plan with the RS-1 zoning, and e WHEREAS, Said parcels will be serviced by City sewer and can access water through
private or municipal facilities.
THEREFORE BE IT RESOLVED, That the Plan Commission approve of a sketch
certified survey map submitted for a two (2) lot land division in the NE '/4 of Section 18, of the
Waste Management property, subject to the delineation of any wetland and floodplain areas.
Wetlands to be delineated by the Army Corps, DNR or SEWERPC. Floodplain to be delineated
by a surveyor
BE IT FURTHER RESOLVED, That a DXF or COG0 file of this CSM be submitted to
the City prior to City signatures being placed upon the CSM (3-1/2" diskette).
THEREFORE BE IT FURTHER RESOLVED, That remnant parcel be tied to
either abutting property to the north or south.
