PCR1999011CSM: Final TWICE AMENDED RECOMMENDATION OF APPROVAL OF A CERTIFIED SURVEY MAP FOR A 3 LOT LAND DIVISION FOR THE WHITEHOUSE PROPERTY NORTH OF W 199 S7440 HILLENDALE DRIVE LOCATED IN THE NW Vi OF SECTION 8 (TAX KEY NO. 2190.994.006) RESOLUTION #P.C.I 1-99 WHEREAS, On January 8, 1999, a certified survey map was submitted by Dale Whitehouse for a three (3) lot land division for the Whitehouse property north of W199 S7440 Hillendale Drive, and WHEREAS, Said Certified Survey Map substantially conforms to that of the Plan Commission's previously approved sketch review, under Resolution #P.C. 157-98, on September 1, 1998, and WHEREAS, Said property is zoned RS-2, Suburban Residence District, requiring a minimum lot size of 20,000 square feet and an average minimum width of 110 feet, and said lots appear to meet said minimum zoning requirements, and WHEREAS, The Land Use 2005 Plan depicts this area for medium density residential development and this proposal conforms to that goal, and WHEREAS, Said parcels will be serviced by City sewer by way of a privately installed 0 force main and will access water through private facilities. THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval to the Common Council of a Certified Survey Map for a Three (3) lot land division of the Whitehouse property located in the NW Vi of Section 8 subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.14(3) of the Land Division Ordinance and outstanding assessments if applicable. BE IT FURTHER RESOLVED, That a DXF or COG0 file of this CSM be submitted to the City prior to City signatures being placed upon the CSM (3-1/2" diskette). THEREFORE BE IT FURTHER RESOLVED, That the following items be placed on the Certified Survey Map: submittal of contour lines or key elevations at road, neighboring parcels building areas on subject parcels, manholes, etc. High water elevation of wetlands.
