RECOMMENDATION OF APPROVAL OF A CERTIFIED SURVEY MAP FOR
A TWO (2) LOT LAND DIVISION FOR DEBACK PROPERTY ON LANDS WEST OF S82
W13271 HI VIEW DRIVE LOCATED IN THE NW Yi OF SECTION 13
(TAX KEY NO. 2209.944)
WHEREAS, On December 23, 1998 a certified survey map was submitted by Wayne
Salentine for a two (2) lot land division of the DeBack property located in the NW Vi of Section
13, (Tax Key No. 2209,944). and
WHEREAS, Said Certified Survey Map substantially conforms to that of the Plan
Commission's previously approved sketch review, under Resolution #P.C. 180-98, on October
20, 1998, and
WHEREAS, Said property is zoned RSE, Suburban Estates District, requiring a minimum
lot size of 40,000 square feet and an average minimum width of 150 feet, and said lots appear to
meet said minimum zoning requirements, and
WHEREAS, The Land Use 2005 Plan depicts this area for medium density residential
development and this proposal conforms to that goal, and
WHEREAS, Said parcels will be serviced by City sewer and will access water through
private on site facilities.
THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval to
the Common Council of a Certified Survey Map for a two (2) lot land division of the DeBack
property located in the Nw Yi of Section 13 subject to resolution of technical discrepancies as
identified by the City Planning Department and City Engineers, and payment of all applicable fees
in Section 18.14(3) of the Land Division Ordinance and outstanding assessments if applicable.
BE IT FURTHER RESOLVED, That a DXF or COG0 file of this CSM be submitted to
the City prior to City signatures being placed upon the CSM (3-112'' diskette).
THEREFORE BE IT FURTHER RESOLVED, That the following items be placed on the
Certified Survey Map: submittal of contour lines or key elevations at road, neighboring parcels
building areas on subject parcels, manholes, etc. Indication of drainage easement area on both
parcels trending from northeast to southwest. High water elevation of wetlands. Reduction of
building setback line to 40 feet. Proposed building pad/finished yard grade elevations for both
lots.
