RECOMMENDATION OF APPROVAL OF A CERTIFIED SURVEY MAP FOR
A NUMFIER 2 LOT LAND DIVISION FOR THE WILKINSON ESTATES ADDITION NO. 1
(OUTLOT NO. I) PROPERTY LOCATED IN THE NE Yi OF SECTION 18
(TAX KEY NO. 2229.038AVORTH END OF PASADENA DRIVE)

WHEREAS, On December 22, 1998 a certified survey map was submitted by Bob
Pelzmann for a two (2) lot land division of the Wilkinson Estates Addition No. 1 (Outlot No. 1)
property located in the NE Yi of Section 18, (Tax Key No. 2229.038/ north end of Pasadena
Drive), and
WHEREAS, Said Certified Survey Map substantially conforms to that of the Plan
Commission’s previously approved sketch review, under Resolution #P.C. 198-98, on December
1, 1998, and
WHEREAS, Said property is zoned RS-2 Suburban Residence District, requiring a
minimum lot size of 20,000 square feet and an average minimum width of 1 IO feet, and said lots
appear to meet said minimum zoning requirements, and
WHEREAS, The Land Use 2005 Plan depicts this area for medium density residential
development and this proposal conforms to that goal, and
WHEREAS, Said parcels will be serviced by City sewer and will access water through
0 municipal facilities in Pasadena Drive.
THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval to
the Common Council of a Certified Survey Map for a two (2) lot land division of the Wilkinson
Estates Addition No 1 property located in the NE Yi of Section 18 subject to resolution of
technical discrepancies as identified by the City Planning Department and City Engineers, and
payment of all applicable fees in Section 18.14(3) of the Land Division Ordinance and outstanding
assessments if applicable.
BE IT FURTHER RESOLVED, That a DXF or COG0 file of this CSM be submitted to
the City prior to City signatures being placed upon the CSM (3-1/2” diskette).
THEREFORE BE IT FURTHER RESOLVED, That installation of sign stating “Road To
Be Extended be installed prior to acceptance of Certified Survey Map.
