PCR1999003e TWICE AMENDED APPROVAL OF BUILDING SITE AND OPERATION PLAN FOR A REAL ESTATE OFFICE FOR MARTIN AND THERESA ROZESKIAT THE PROPERTY LOCATED AT S77 W18359 JANESVILLE ROAD (TAX KEY NO. 2195.977.003) RESOLUTION #P.C.O3-99 WHEREAS, On December 11, 1998 plans were submitted by Martin and Theresa Rozeski for a building, site and operation plan for a real estate office at the property located at S77 W18359 Janesville Road (tax key no. 2195.977.003), and WHEREAS, Said property is currently zoned RS-3 Suburban Residence District, and said use is a permitted use with the application of an 00s Office and Special Service Overlay District to the property, for which the petitioners have filed a request to rezone to RS-3/00S; a zoning public hearing has been scheduled for January 12, 1999 before the Common Council, and WHEREAS, The real estate office will operate 9:OOA.M. through 5:OOP.M.Monday through Saturday with evening and Sunday hours by appointment, have five employees with the potential for another five in the future, require no trucking or outside storage, and provide on-site parking for five vehicles (two in garage, three on a paved front yard parking area), and WHEREAS, The subject property falls under the jurisdiction of the Down Town Design Guide. THEREFORE BE IT RESOLVED, That the Plan Commission approves of the building, site and operation plan submitted December 1 I, 1998 by Martin and Theresa Rozeski for a real estate office at the property located at S77 W18359 Janesville Road (tax key no. 2195.977.003). BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Building Department and that all aspect of this plan as they relate to landscape areas, signage and drainage shall be maintained in perpetuity unless otherwise authorized by the Plan Commission. BE IT FURTHER RESOLVED, That if occupancy is requested prior to the completion of landscaping and/or asphalting, a bond, letter of credit or cashiers check equal to twice the value of said costs must be submitted to the Planning Department. BE IT FURTHER RESOLVED, That failure to comply with the approval contained in this resolution shall result in the imposition of fines of $100 per day, the initiation of legal action, or both. THEREFORE BE IT RESOLVED, That parking configuration for three cars will be changed to the west side of the property. Parking area to be paved. Solid fencing installed on south side and west side of property adjacent to the parking area. Additional landscaping screening on the east side of property to screen headlights. Landscaping a plantings in front yard for area approximately 20’ x 30’. 0 THEREFORE BE IT FURTHER RESOLVED, That approval is given for a 3’ x 5’ wood ground sign externally illuminated, similar to the Wade House sign.
