PCR1999002RESOLUTION #P.C. 02-99 RECOMMENDATION OF APPROVAL TO REZONE THE SOLOMON PROPERTY FROM RS-3 SUBURBAN ESTATES DISTRICT TO RS-3/00S SUBURBAN ESTATES WITH A OFFICE AND SPECIAL SERVICE OVERLAY DISTRICT LOCATED IN THE SW 'h OF SECTION 9 (TAX KEY NO. 2195.977.003 OR S77 W18359 JANESVILLE ROAD) WHEREAS, On December 11, 1998 a petition for rezoning was submitted by Martin & Theresa Rozeski to rezone the Solomon property at S77 W18359 Janesville Road from RS-3 Suburban Residence District to RS-3/00S Suburban Residence District with an Office and Special Service Overlay District, and WHEREAS, The total area to be rezoned would include approximately 0.34 acres to allow for the establishment of a real estate sales office, and WHEREAS, The rezoning is filed in response to direction given during the conceptual review of this proposal by the Plan Commission under Resolution #P.C.l92-98, and WHEREAS, A Public Hearing for the rezoning has been scheduled before the Common Council on January 12, 1999, and WHEREAS, The surrounding properties are zoned RS-3 Suburban Residence District, and e WHEREAS, The City of Muskego Land Use Plan for the Year 2005 anticipates this specific area being set aside for Medium Density Residential Uses, and the Down Town Design Guide includes this property in its geographic area being subject to specific design criteria intended to present a residential character for all commercial uses along Janesville Road. THEREFORE BE IT RESOLVED, That the Plan Commission does hereby find this request to be appropriate for the subject location and recommends approval to the Common Council for the rezoning of approximately 0.34 acres from RS-3 Suburban Residence District to RS-3/00S Suburban Residence District with an Office and Special Service Overlay District as directed by Resolution #P.C. 192-98.
