SECTION 17(TAX KEY NO. 2228.999.01 1)
WEST OF S84 W 19247-49 ENTERPRISE DRIVE
RESOLUTION #P.C. 01-99
WHEREAS, On December 8, 1998, a petition for rezoning was submitted by Michael J.
Nevins for Peter Santi to rezone 3.13 1 acres of property from RS-2 Suburban Residence District
to 1-1 Industrial Park District, and
WHEREAS, The act of rezoning would allow those industrial uses and facilities which are
permitted within the 1-1 Industrial Park District, and
WHEREAS, A Public Hearing for the rezoning has been scheduled before the Common
Council on January 12, 1999, and
WHEREAS, The adjacent properties are zoned 1-1 Industrial Park to the north and east,
RS-2 Suburban Residence to the south, and RS-2/0PD Suburban Residence with a Planned Unit
Development Overlay to the west, and
WHEREAS, While the City of Muskego Land Use Plan for the Year 2005 identifies the
subject parcel as being retained as residential lands, the same plan encourages the development of
new industrial lands and the attraction of new industry, and subject lands being adjacent and
contiguous to the existing Muskego Industrial Park appear to be an appropriate extension of the
existing 1-1 Industrial Park District.
THEREFORE BE IT RESOLVED, That the Plan Commission does hereby recommend
approval to the Common Council for the rezoning of approximately 3.13 1 acres of property from
RS-2 Suburban Residence District to 1-1 Industrial Park District located in the SE % of Section
17 (Tax Key No. 2228.999.01 1) west of S84 W19247-49 Enterprise Drive.
BE IT FURTHER RESOLVED, That the Plan Commission finds that the proposed
rezoning is supported by the 2005 Comprehensive Land Use Plan's stated goals, represents a
minor change to said land use plan, and subject lands being adjacent and contiguous to the
existing Muskego Industrial Park appear to be an appropriate extension of the existing 1-1
Industrial Park District.
THEREFORE BE IT FURTHER RESOLVED, That approval contingent upon not
allowing transportation terminals including trucking; lumber and building supply yards; and adult
establishments along with all B-3 uses.
* THEREFORE BE IT FURTHER RESOLVED, That along with restrictions stated
above, there will be the creation of berms and plantings giving consideration to adjoining
~ properties zoned residential.
