PCR1998189AMENDED RECOMMENDATION OF APPROVAL OF A CERTIFIED SURVEY MAP FOR A TWO LOT LAND DIVISION FOR THE NORTH CAPE FARMS PROPERTY LOCATED IN THE SE % OF SECTION 13 (TAX KEY NO. 2212.999PN126 S8662 NORTH CAPE ROAD) RESOLUTION #P.C.189-98 0 WHEREAS, A certified survey map was submitted on October 23, 1998 by Metropolitan Engineering for a two (2) lot land division of the North Cape Farms (Pipke) property located in the SE % of Section 13, (Tax Key No. 2212.999PN126 S8662 North Cape Road), and WHEREAS, Said Certified Survey Map substantially conforms to that of the Plan Commission’s previous recommendation of approval for the preliminary plat of North Cape Farms Subdivision under Resolution #P.C. 166-98 on October 20, 1998, and WHEREAS, Said property is zoned RSE, Suburban Estates District, requiring a minimum lot size of 40,000 square feet and an average minimum width of 150 feet, and said lots appear to meet said minimum zoning requirements, and WHEREAS, The Land Use 2005 Plan depicts this area for low density residential development and this proposal is in compliance with said plan, and WHEREAS, Said parcels will be serviced by City sewer and will access water through a private well, and WHEREAS, Access to North Cape Road (C.T.H. “00) is limited to a combined access easement for both parcels measuring 30 feet by 60 feet total. THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval to the Common Council of a Certified Survey Map for a two (2) lot land division of the North Cape Fans (Pipke) property located in the SE % of Section 13 subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.14(3) of the Land Division Ordinance and outstanding assessments if applicable. BE IT FURTHER RESOLVED, That a DXF or COG0 file of this CSM be submitted to the City prior to City signatures being placed upon the CSM (3-1/2” diskette). THEREFORE BE IT RESOLVED, That there will be a shared driveway for both parcels. Survey needs to show 50 foot setback from North Cape Road.
